A vacancy has arisen for a Disposals Manager to join the development team and will be Head Office based reporting to the Commercial Director.
Responsibilities:
To be responsible for delivering the disposal of up to 25 sites annually (by deal or lease expiry). The sites will be Company owned stores.
Disposal of sites to include site identification, obtaining Board approval and negotiating legal agreements ensuring a smooth transition to the purchaser.
Develop relationships with retained and non-retained agents to ensure disposals achieved on / ahead of plan.
Develop and build relationships with landlords, developers and fund managers to ensure smooth disposals
Liaise with Operators to ensure support for sites disposal.
Manage available lease expiries including negotiating terminal dilapidation settlements as required.
Progress legal negotiations with Group's solicitors.
Manage outsourced Project Managers and Planning Consultants to ensure deadlines are achieved and projects delivered on time.
To undertake specialist property projects of a technical and legal nature (dilapidations; re-gears; Compulsory Purchase).
To acquire as required new opportunities for expansion
The Candidate:
Evidence of practical post qualification experience required
Agency or Retail Acquisitions experience
Knowledge of the A3 (restaurant) and Out of Town Retail and Leisure Market would be a distinct advantage
Self motivated, results driven and well organised
