Experienced Commercial Property Manager – Cambridge - £32,000 - £38,000
An Experienced Commercial Property Manager is required for the UK's leading regional property consultancy.
The main focus of this role is to provide property management expertise to a number of commercial
Properties / portfolios. This post will give the right person the opportunity to manage and develop a number
of investment portfolios with the potential to become involved in active asset management
Main Duties Involve:
Advising on property management issues to existing and potential clients including;
- Regular liaison with tenants and clients, inspecting properties as required
- dealing with applications for assignment, sub-lettings and alterations
- maintaining records on our database system
- Responsibility for setting, controlling, monitoring, budgeting and reconciliation of
service charges, for rent debtor control and client account supervision
- Appointing and monitoring of contractors
- Authorisation of contractors' invoices
- Monitoring debtors
- Ensuring that arrangements for health and safety are in place and are kept up to date
- Setting up and managing emergency response arrangements and making
arrangements to co-ordinate activity in this regard
- Responsibility for overseeing property repairs and maintenance
Knowledge, Skills and Experience Required
MRICS qualified – Desirable
Proven property management skills, including a good H & S knowledge
Good knowledge of managing service charges in accordance with the RICS code of practice
Good technical knowledge of Landlord and Tenant legislation and regulations relating to the management of commercial property
Excellent verbal and written communication skills
Strong analytical and decision making skills
Confidence to deal directly with Clients
Hours of work
37 hours per week, Monday to Thursday, 09:00-17:30 and Friday 09:00-17:00, with one hour for lunch
