We are working on this role for a reputable and established private practice in London who are growing their offering following what has been an exciting growth period for them. Your role is to balance the many different demands to ensure that tenants and landlords receive an excellent service at all times. The successful candidate will be ambitious and wish to create their own client base.
The role
Identifying asset management enhancement opportunities within portfolios, including advising on acquisitions and disposals.
Establishing rental rates; calculating overhead costs, depreciation, taxes, and profit goals
Liaising with property agents in respect of new lettings, including marketing strategies, arranging viewings and advising on enquiries
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs
Maintains building systems by contracting for maintenance services; supervising repairs.
Secures property by installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
Prepares reports by collecting, analysing, and summarising data and trends
coordinating with the finance department in respect of collection of rent, and implementing and updating Service Charge budgets in accordance with RICS guidelines
Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organisations
Experience
Understanding of L&T legislation
Good written and verbal communication skills
Computer literate
Well organised with excellent time management skills
Ideally MRICS qualified
