Asset & Property Management Team
Asset and Property Management sits within our Management and Valuation group. It provides outsourced real estate management services to investors and occupiers of commercial property, throughout the UK. Activities covered include lease and tenant management, data management, property accounting, building maintenance procurement and project advice, and risk management, all designed to add value and mitigate costs for our clients.
This Building Manager role will operate from either our Birmingham or Manchester office and will include the building management of a number of properties in the Midlands and North West areas. Regular travel between the managed properties is necessary in order fulfil the key tasks required. The role reports to the Asset Manager for the properties.
Responsibilities
To provide a high quality building management service to our landlord clients Liaise and maintain good relations with our clients tenants, reporting on a regular basis, both informally, and formally including holding tenants meetings Effectively manage all building service contracts in place at client's property, liaising in a professional manner with contacts within the suppliers at all levels, including on site based staff, to ensure high levels of service are maintained.
Provide regular reports as required in connection with the above and participate in contractors performance/payment reviews, liaising with the Contracts Manager to compile accurate service specifications, invite tenders, report competently upon such matters, and monitor contractors.
Maintain high standard of day to day building repairs, through prompt attention to emergencies, planned preventative maintenance and improvement schemes aiming to reduce the number of reactive repairs. Certify and approve payment of invoices received from contractors, deal with disputes arising and pass for payment in a timely manner, in accordance with our QA procedures In liaison with the H&S Risk Manager, ensure compliance with statutory regulations, e.g. health and safety, fire precautions, water quality, Asbestos management, DDA and occupier's liability, from the landlord's perspective, at all times.
Comply with DJD procedures in respect of health and safety management and in particular management of contractors, and update our interactive risk management system. Provide technical advice as required by colleagues and asset management surveyors on building services and statutory regulations Develop knowledge and understanding of the firm and its goals in order to assist in its promotion and business development
Requirements
Experience as a Building Manager either for landlord investors or within a corporate organisation IOSH Managing Safely qualification (or equivalent qualification) or be prepared to undertake qualification Excellent communication and organisational skills Good IT skills Valid UK driving licence
