Dilapidations Team
Unlike many of our competitors Drivers Jonas Deloitte has a specialist dilapidations team with a broad skill base including Building Surveyors, Valuers, M&E Engineers and Negotiators. The work of the team involves accurate lease liability budgeting, advice on exit strategy and negotiation of settlements. We also provide advice on alternative dispute resolution and an expert witness service. The team's client focus is mainly occupiers, particularly the extensive Deloitte corporate sector client base.
The role will include the following:
- Analysis of leases, licences to alter, building specifications and plans
- Property inspections
- Identification of disrepair and appropriate remedy
- Understanding tenant fit out works and reinstatement
- Calculation of budget costs in spreadsheet format
- Input into strategic thinking, option appraisal and advice
- Negotiations
- Building relationships with clients and colleagues
The Dilapidations Team is multidisciplinary and it is not necessary for applicants to have experience in all of the above.
Essential Requirements
•MRICS qualified Building Surveyor
•Knowledge of commercial property construction, particularly offices, common defects and typical tenants' fit-out together with an aptitude for negotiations and a commercial approach.
Applicants at this level are not expected to have extensive experience in dealing with dilapidations cases, however you must be interested and willing to gain experience in this niche sector. The team is extremely successful and a market leading name in the dilapidations field.
