Your new company
Hays Property and Surveying are seeking an Estates Surveyor to join an in-house professional team who act and manage the property and business interests on behalf of a high net worth family Group in Bournemouth. The Group's interests lie within commercial, residential, agricultural, energy and leisure, with assets across Bournemouth, the New Forest and North Wales.
Your new role
Within your role as the Estates Surveyor, you will assist the Estates Director and work closely with a small, busy team based in the Bournemouth Estate office. This team has responsibility for a portfolio of freehold properties located in and around the Bournemouth area, including hotels, guest houses, restaurants, offices and land, many of which are let on long-term ground leases. Within your responsibilities, you will provide a broad array of property and asset management activities. These include: general estate management such as alteration proposals, reviewing and considering planning applications, dealing with any lease renewals and rent reviews, maintenance and repair of "end of lease" and vacant properties and overseeing any other general enquiries or activity across the portfolio.
In addition to this, the Group hold a portfolio of residential properties within the Bournemouth Estate. Although these are overseen by external managing agents, it will be your responsibility to liaise with them over the performance of the portfolio, budget setting and provide an oversight on any issues. Other responsibilities are likely to include providing an input into the financial management of the Bournemouth Estate, coordinating minor development and maintenance projects, provide property advice to the other parts of the Estate if requested, and assisting on Leasehold Reform Act issues .
What you'll need to succeed
In order to succeed within the role, you will be a property professional with sound experience within Commercial Property / Estate Management. You will be a personable, resolute and a self-motivated individual, with strengths in the responsibilities outlined. RICS membership is desirable, although not essential if equivalent experience can be demonstrated.
