We have an exciting and pivotal opportunity for a Senior Corporate Real Estate Manager (internally known as Senior Manager – Estates Management)  to join the Business Services Management team on a 9-12 month fixed term contract basis.

The financial landscape is on a journey of change with a shift away from traditional branch banking to digital/telephony services. We need a financially savvy yet customer focused individual who really understands the commercial real-estate portfolio YBS needs to ensure we meet the needs of our customers but continue to be competitive in the marketplace.

What you'll be doing:

Overall you’ll lead an Estates Management team, and be the Property lead on the strategic planning, for YBS’ diverse property portfolio (branches, agencies, head office sites and data centres) to achieve and support the business goals.

 Day to day you’ll be:

  • Overseeing and owning the ‘day to day’ estate management of YBS property (leasehold & freehold) including tenant and landlord relationships, rent /rate review and income, leases renewal and any property sales, property valuations.
  • Accountability for real estate budgets (such as rates, tenant income).
  • Leading, the YBS real estate strategy, interpreting business requirements impact on the office and retail footprint, undertaking with relevant support appraisals and support the creation of business cases, communicating property impacts to senior stakeholders.
  • Pro-actively forward scan the property market & legislative horizon to identify risks and opportunities arising from legislative, market or innovation changes; providing commercial and professional guidance to colleagues with regards to estate management related issues and opportunities.
  • Working closely with other senior managers with FM and capital project responsibilities,  in leading on all aspects of  Property  and ensuring an integrated delivery to the wider business
  • Optimise the occupation of Group property to align to existing and anticipated business needs; lead on any resulting acquisition and disposal of properties, in accordance with Group Estates policy and requirements
  • Partnering with the business to ensure effective estate management related stakeholder management and governance.
  • Ensuring the estates strategy complies with all relevant regulations and legislation ensuring adherence.
  • Monitoring space demand & supporting office space management
  • Support and develop a high performing estates management team, to deliver against plans and objectives; developing and maintaining a culture where people feel engaged and motivated and committed to living the Society’s values.

The Knowledge & Skills you’ll have:

Essential

  • Prior commercial estate management expertise is critical.
  • Member or Fellow of the Royal Institute of Chartered Surveyors (MRICS) or equivalent.
  • Experience of successfully leading and developing a team. 
  • Detailed knowledge of landlord and tenant law. 
  • Negotiation skills for property purchases, sales, lease renewals and rent reviews.
  • Strong communication skills and a keen eye for detail.
  • Ability to successfully manage large budgets.

Desirable

  • Knowledge of property responses during a business contingency event would be desirable
