Job Details

Job Purpose:

General Practice Estates Surveyor undertaking a variety of professional and facility roles, including lease renewals, rent reviews, service charge calculation and administration and day to day management of an Estate's property portfolio. You will assist in managing the commercial and long lease residential premises of an established west end property company. The job will involve liaising with surveyors, tenants, contractors and a variety of departments within the company.

Essential Skills / Qualifications:

  • General Practice Surveyor ideally RICS qualified with c3 years' post qualification experience
  • Experience of undertaking Lease Renewals, Rent Reviews and Valuations of commercial premises.
  • A commercial approach with strong communication and negotiation skills.
  • Ability to negotiate lease terms, and undertake rental, leasehold and freehold valuations.
  • Background knowledge of building construction and diagnosis of a range of property defects.
  • An enthusiastic team player who can cope with assisting in the running of a busy department, as well as having the ability to work autonomously.
  • Dealing with tenant's queries, complaints, concerns and reports. Taking the necessary action by way of inspecting properties, instructing maintenance, liaising with managing agents and contractors, receptionists or other tenants. Responding to tenants and following up instructions to ensure jobs have been undertaken satisfactorily.
  • Undertaking property inspections, reporting on issues on site and arranging necessary repairs. Instructing maintenance, managing quotes and questioning invoices.
  • Pursuing rent arrears. This requires communication with tenants, bailiffs and internal departments to ensure quick recovery of outstanding amounts.
  • Management of approaching Rent Reviews and Lease Renewals. Reading leases, analysing market evidence and undertaking measurements and valuations. Tactically serving notices and negotiating terms with surveyors.
  • Communicating with internal departments, instructing legal and accounts teams to document new terms and update the company records. Filing all correspondence.
  • Extracting information from the Estates electronic records and paper archives, and obtaining new market evidence from external sources.
  • Communicating (via writing emails and letters) and meeting with tenants, their representatives, building contractors and fellow surveyors. Acting professionally and responsibly. Filing all correspondence.
  • Dealing with incoming applications to sublet and assign long lease residential, office and medical leases. Referring to deeds, responding to leasehold property enquires, obtaining appropriate references, analysing balance sheets and profit and loss accounts, determining satisfactory covenant strength, liaising with solicitors and seeing through the process until completion.
  • Arranging for necessary planned maintenance works for the South Teams directly managed properties. Preparing and serving Section 20 Notices, managing responses and coordinating with the projects team and contractors on site.
  • Arranging in house CPD.
  • Dealing with all areas of service charges and complying to the RICS Practice Standards for Service Charges in commercial property. Calculating percentage contributions and caps, investigating allocation of invoices and ensuring correct recovery of costs from understanding the provisions within the leases.
  • Undertaking freehold and leasehold valuations when requested.
  • Producing freehold valuation reports for the Estates annual portfolio valuation.
  • Day to day management of directly managed buildings can include emergency reactive management following break ins, floods, leaks and insurance and health and safety requirements.
