An experienced surveyor, reporting into the Head of Acquisitions, the Estates Manager will be responsible for the day to day management of a Portfolio of 46 stores and 140+ Head leases. The Estates manager will act as a single point of expertise for all Estate Management matters. This role includes the management of assets, negotiating lease renewals, negotiating terms as well as day to day management of the estate.

Description

Asset Management of the Estate (80%)

o Management of external advisers (eg. Solicitors, surveyors, planners, contractors, FM supplier)

o Occupancy cost management (eg. Rent, rates, service charges)

o Rent reviews, management of external surveyor and overseeing process from start to finish

o Lead re-gears and renewals, negotiating terms, instructing solicitors, managing through to completion L&T matters, day to day management

o Disposals eg. Re-franchising, ad hoc initiatives such as re-locations and closures, managing work stream from activity such as dilapidation's claims, subletting and assignment applications

Maintenance (20%)

o High level management of planned and reactive activity (eg. Capex approvals, budget control)

Profile

  • MRICS Desirable but not a necessity
  • 7 years experience if no MRICS Qualification.
  • Retail experience (Client side or Consultancy)
  • Travel Allowance offered
  • Live within 30-40 mins of St Albans.
