Head of Commercial Development (Non Terminal)

My Client, a major International Airport, are looking for a surveyor to join their team as Head of Commercial Development. It is an exciting opportunity to develop a host of new commercial facilities. This role is to lead the Commercial Development Team (CDT) across all Commercial space and development activities outside of Terminal areas.

The successful candidate will:

• develop a non-terminal Commercial Masterplan to maximise commercial opportunities outside of our Terminal buildings, including opportunities within our expanded airport boundary
• Identify and deliver development opportunities to maximise revenue/value
• develop business cases and comply with internal funding governance processes
• To negotiate and document development agreements for non-terminal commercial development projects
• To oversee management of the airports Business Rates liability
• To act as expert service provider to the airports Commercial team in the planning and recording of Commercial space and development activities
• To lead the relationship for all Terminal and Non-Terminal development on behalf of Commercial for all Development activity

• Deliver revenue and value for the airport through non-terminal commercial development
• Develop a pipeline of non-Terminal development opportunities
• To lead, manage and develop people within CDT and to play an active representative and contributory role in the companies Property Leadership team
• To establish and maintain up to date plans and records of commercial space utilisation across the airport (Terminal and Non-Terminal)
• To create and maintain Masterplans for current and future land and space utilisation outside of Terminals
• To act as a single voice in primary interface with the airports Development Team on behalf of Commercial and to establish appropriate service provider arrangements and governance with Commercial departments
• To create and deliver commercial space and development business cases and projects on behalf of Commercial team and oversee them to completion
• To establish commercial development projects outside of Terminals, and where necessary negotiate letting, development agreements, funding arrangements and oversee delivery
• To establish strategy for mitigation and management of the comapy's Business Rates liability
• To ensure accurate and timely payments are made for business rates to the Local Authority
• Effectively interface with Expansion to maximise opportunities for Commercial Development (Non-Terminal) and bring forward development as early as possible
• Responsible for the governance of the Commercial Capital allocation and business case development process and lead interface with the airports Development Team
• Lead delivery of Commercials Sustainable commitments
• Lead a safety focussed culture within the CDT team, suppliers and business partners

You must be educated to degree level and a Chartered Surveyor or equivalent. This is an exciting opportunity for a driven, successful candidate wanting to move to the next level.
