Portfolio Manager - Home based/Kent/Essex

Circa £50,000 + package

Our client is a progressive property company with numerous properties situated in the South East, particularly Kent, Essex, Surrey and East Sussex. They are looking to recruit a home based surveyor to manage the portfolio

You will be responsible for all aspects of property management and compliance with statutory requirements for their properties. You will identify and deliver asset enhancement initiatives to enhance asset and increase rental and capital value to assist meet the overall company objectives.

Key Responsibilities:

  • To carry out full property inspections at required frequency to ensure properties are maintained in accordance with lease terms and that all Landlord & Tenant lease obligations are complied with.

  • Coordinating any reactive or planned repairs or maintenance required in a timely manner and ensuring good quality and value of service provided having regard to existing warranties or guarantees.

  • Dealing with all aspects of L&T issues, including assignments and alterations, replying to enquiries and considering draft legal documentation.

  • Identifying and implementing opportunities and initiatives for lease extensions and lease re-gears to maximise income and capital value. Undertaking the necessary appraisals and valuations and preparing reports to support initiatives, for approval.

  • Responsible for negotiating lease renewals ensuring compliance with the relevant L & T Acts with a view to achieving the best possible terms. Undertaking the necessary appraisals and valuations and preparing reports to support initiatives, for approval.

  • Identify, oversee and coordinate the delivery of property extensions to maximise income and capital value (with support of Development Team as required). Undertaking the necessary appraisals and valuations and preparing reports to support initiatives, for approval.

  • Assist with the maintenance of accurate records on the property management systems to assist in data analysis and financial reporting.

  • Timely and accurate provision of all service charges for properties directly managed to meet RICS best practice guidelines.

  • Manage Health & Safety aspects of the portfolio, in conjunction with external H & S consultants, making certain all identified risks are dealt with in a timely manner to ensure compliance with legislation and reduction of risks.

  • Identify opportunities and initiatives to enhance and increase capital and rental value. Undertaking the necessary appraisals and valuations and preparing reports to support initiatives, for approval.

  • To ensure all properties are fully insured and oversee any insurance claims where applicable.

  • Preparation and implementation of service charge budgets and carrying out a full audit and reconciliation of service charges in conjunction with the accounts department and preparing the necessary reports to be sent to all tenants to meet RICS best practice guidelines.

  • Have an active involvement where new developments and investment acquisitions are nearing completion to assist transition to Portfolio Management. Overseeing defects liability periods, where applicable, to ensure all snagging/defect works are carried out promptly. Ensure service contracts are implemented placed and service charge budgets set as required by the leases.

Knowledge, Skills, Experience & Qualifications:

  • RICS approved Estate Management/ Real Estate qualification
  • Previous property management experience
  • Previous experience of service charge management
  • Strong knowledge of property legislation
  • Awareness of Health & Safety legislation
  • Strong communication skills
