£60,000 - £65,000 per year depending on experience + performance related bonus

For property Management In SW7 to commence September/ October 2018 

Overview:

We are a very large mixed Residential and Commercial Complex in South West London. We are currently undergoing a Major 10 year CapEx Programme of Works Consisting of Multiple Projects. We require an Experienced CapEx Project Manager with a Surveying/Civil Engineering background to oversee the Works and Project Manage in order to expeditiously drive the Projects forward. The Works encompass Technology, M&E and Construction / Refurbishment. The Client is demanding and works to a high level of detail and standard. 

Ensuring Value for money is a major driver as is timely delivery of Projects. There are around 1,500 Residents living at the Site. All Projects will need to be coordinated around them and their living experience. The Residents will remain on site through the Programme of Works. 

A Contract of up to one year’s duration, from the Date of Appointment, will be awarded to the successful candidate. Consideration based on satisfactory performance will be given prior to the expiry of the initial Contract to a renewal for a further year. There will be a Performance related Bonus (PrB) and as necessary appropriate consideration will be given based on Performance to qualify for a further 12 months Contract. 

Roles and Responsibility (not an exhaustive list): 

1. Preparing Requirements Definitions, Tender Documents and Section 20 Notices. 

2. Reviewing Bids and making recommendations to the General Managers and Company MD. 

3. Assisting in establishing Capex Budgets & rigorously Monitoring Associated Expenditure regularly. 

4. Ensuring tight Budgetary Control. 

5. Attending Daily Pre-Works Briefings - taking and publishing Minutes. 

6. Setting out of Project Timelines. 

7. Producing RFIs/RFP/RFQ & producing and closing out NCRs. 

8. Producing and Maintaining Daily Diaries. 

9. Providing as Built Surveys and Redline Sketches. 

10. Overall Project Administration and Quality Control ensuring that all Work carried out is to the highest standard possible in line with the Specification and the Client Standards Manual along with agreed timescales. 

11. Checking Contractors Submissions, Drawings and Calculations. 

12. Reporting Progress to the Management Company Building, General Managers, Company MD and supporting Site Team. 

13. Keeping Comprehensive Records of Works done and Labour and Plant Returns. 

14. Administering all Financial aspects against Tender Document Pricing of the Works before passing to the Accounts Department for Processing and Payment. 

15. Establishment of Building Information Modelling (BIM). 

16. Providing Onsite Materials Quantities and Measurement of Completed Works. 

Required:

1. Surveying/Civil Engineering related Degree (or similar). 

2. Minimum 5 years of Project Manager experience working on Projects £5m+. 

3. Main Contractor Experience. 

4. Ability to Manage Multiple and often Complex Projects at the same time therefore able to prioritise work efficiently. 

5. Desire and ability to work well under pressure. 

6. Excellent mathematical skills and good problem-solving skills. 

7. Highly Proficient in Microsoft Office tools such as MS Project, MS Office and MS Excel. 

8. Proven experience dealing with Statutory (evolving) proven Rules and Regulations. 

9. Proven experience in the issuance and management of Section 20 (Part1 and Part2 Processes). 

10. Preferably experienced in establishing and implementing Building Information Modelling (BIM).
