Senior Client Accountant - Commercial Property. 

Central London, UK

Our client, a fast growing and best in class property consultancy, is looking for a Senior Client Accountant to be responsible for all aspects of client and property accounting for a designated client. 

The Role

  • Direct responsibility for timely and accurate client accounting, including bank reconciliations, rent ,service & insurance charges to tenants, VAT invoices, rent deposits, cash receipts, transfer of rental income to clients, reconciliation of Service Charges,VAT reporting, client reporting and any other adhoc reports as appropriate
  • Be the main point of contact for the Client, including attendance at meetings with clients, and working with clients to understand their needs, interpret their demands and respond as appropriate
  • To ensure that monthly bank reconciliations are prepared (in accordance with RICS) for all discrete client money bank accounts managed by the team
  • Ensure all Service Charges in your portfolio are closed within 3 months of year end or within contractually agreed deadlines
  • Ensure preparation and review of all annual service charge cash reconciliations, and clearance of reconciling items
  • Actively manage team members’ workloads
  • Provide informal (on the job) training for immediate team members
  • Familiarise yourself with properties, client reporting requirements and general administration processes for the teams portfolio
  • Adherence to the Department procedures
  • Ensure the smooth running of the team portfolio and regular reviewing of funding
  • Liaise with relevant surveyors, acting on and providing information as required
  • Liaise with Auditors and Solicitors as appropriate
  • Attendance at meetings with clients, and working with clients to understand their needs, interpret their demands and respond as appropriate
  • Calculation and compilation of completion statements, rent review calculations and interest
  • Work within the team to ensure there are no backlogs of work

Supervision / Management

  • Ability to manage and train team members
  • Ability to implement department directives/initiatives within team
  • Ability to apply consistencies and standards to client accounting work and service levels within team

Bank Reconciliations

  • Ability to prepare reconciliations using manual cash books or Tramps
  • Ability to apply RICS regulations to everyday situations

Rent Accounting to Client

  • Ability to identify funds available for transfer to client and reconcile rental balance held
  • Ability to produce accurate client statements on a timely basis
  • Application of Excel to client reporting
  • Ability to adapt client reporting to meet client-specific requirements
  • Understanding and application of double-entry accounting

Service Charges

  • Ability to reconcile service charges and prepare service charge cash reconciliations
  • Ability to identify the cause of service charge funding issues and provide solutions

VAT

  • Understanding of general VAT accounting laws and requirements
  • Understanding and application of VAT in commercial property

Client Service

  • Understanding the significance of client service and ability to attend client meetings unaccompanied where appropriate
  • Main accounting point of contact with the clients accountant
  • Meeting client deadlines for accounting deliverables

Property Sales & Management Handover

  • Understanding of accounting requirements on inward and outward handover
  • Ability to effectively transition clients and properties into & out of AP&P management
  • Ability to calculate service charge cash surplus/deficit on sale

You

  • Experience - minimum 5-8 years commercial property accounting in a Client facing role, and 3 years staff management
  • Part Qualified or Qualified preferred – AAT, ACCA, CIMA
  • I.T. – Property Accounting systems experience and understanding
  • Excel – Intermediate to advanced skills
  • Communication – Strong written and verbal communications and inter personal skills
  • Compliance – Sound understanding and knowledge of RICS regulations, CIS, VAT & NRL requirements
  • Time Management -  highly organised, have the ability to prioritise tasks and work under pressure
