Ganco was incorporated in 2003 for the specific purpose of development, investment and management of commercial and residential property. The Company has sought opportunities in other fields and has ventured into developing medical centres, serviced apartments and offices.

To date trading activity has amounted to a total approximate GDV of over £300 million and the Company has:

  • Completed agreements to provide commercial space to Institutions such as the NHS, Tesco, Sainsbury's, Carpetright, British Heart Foundation, KFC, Lidl, Costa Coffee & Poundland.
  • Developed quality residential accommodation which it has retained within its portfolio.
  • Acquired office premises to convert under permitted development into high quality residential apartments for letting.
  • With net assets of over £150 million, Ganco is one of the largest private property owners in South London.
  • Acquired and currently manages on behalf of its overseas clients a commercial property portfolio valued in excess of £100 million with a current rent roll of £10 million per annum.

The Board had set a target to increase its residential portfolio to 200 units, this has now been exceeded.

Job Title

You will be employed as the In-house Surveyor

Job Description

You will work within the Development & Property Management Department and be in charge of managing and taking a lead role in the Company’s various development projects from the earliest planning stages through to completion.

You will need to be able to access South London initially and then there is the possibility to work from home for a few days a week.

Duties to be diligently and skilfully conducted will include

  • Carrying out periodic inspections of the company’s and client properties, reporting on any faults and maintenance issues and implementing a course of action for repair and maintenance as necessary
  • Preparing schedules for repair, issuing repair notices, schedules of dilapidations, dealing with and overseeing contractors and ensuring works are completed on time and to specifications
  • Preparing tender documentations
  • Dealing with & submitting new planning applications & Building Regulation approval to local authorities
  • Project managing the company’s various development projects
  • Dealing with Party wall matters
  • Ensuring all decisions have Directors’ approval prior to implementation
  • Ensuring all professional bodies and contractors dealing with development projects comply with contractual terms and all works are carried out to specification
  • Visiting development sites & preparing weekly update reports for the directors
  • Resolving any issues the contractors, architects or other professionals may have through to completion
  • Reporting and escalating any problems on site to the Director
  • Ensuring compliance with planning and buildings regulations
  • Preparing rental valuations and dealing with rent reviews
  • Preparing plans and drawings as required (using Auto CAD)
  • Assisting with the day to day management of the company’s and client property portfolio

Probationary Period

There shall be a probationary period of six months from the commencement of employment.  After satisfactory completion of this period shall the employment become permanent.

Salary

Your basic salary is £45,000 per annum, which is paid monthly in arrears by bank credit transfer on or before the last day of each month.  This will be reviewed annually and will be subject to performance and your annual appraisal.

Holidays and Other Benefits

In addition to statutory public holidays, you are entitled to 24 days holidays per year.

Hours of work

Yours hours of work are Monday to Friday 09.30 to 5.30 pm, with one hour for lunch. You will occasionally be required to work Saturdays & weekends.
