£70k to £80k plus bonus and benefits.

Our Client

Our client, a Real Estate Investor and Developer based in Hertfordshire, is looking for a Head of Property Management to lead and develop the property management function, across all assets. 

The Role

Providing a proactive and planned as well as reactive management service, within agreed service levels, that exceed safety and compliance minimum standards. 

Protecting and enhancing the portfolio value in line with our clients vision and strategy, whilst also enhancing Tenant satisfaction, all within agreed service charge or landlord budgets; liaison and collaboration with colleagues to achieve targets and enhance performance; and upholding and promoting our clients principles.

Property Management

  • Manage portfolio assets, including all planned and reactive maintenance
  • Managing fee income against overheads
  • Securing new third party premises management mandates to grow the profit centre
  • Ensure all O&M/H&S files are kept up to date and accurate
  • Review relevant sections of Leases, in particular service charge clauses and landlords obligations
  • Undertaking due diligence and review property management information and leases prior to purchase
  • Annually survey tenant satisfaction and recommend improvement measure

Managing Expenditure

  • Develop service charge budgets
  • Agree with Asset Manager any expenditure or work that might affect specification or quiet enjoyment
  • Agree with Asset Manager any tenant alterations and obtain Licence to Alter
  • Checking, including coding, and authorising invoices relating to property expenditure
  • Checking/authorising service charge Propman reports

Property Maintenance

  • Ensure best value is achieved for all services and contracts
  • Complete Expenditure Authority in accordance with delegate levels
  • Establish a panel of preferred service providers/contractors to suit the portfolio
  • Ensure Cyclical Maintenance Programmes and Asset Registers are maintained
  • Arranging annual inspections and check compliance of FRI lease obligations
  • Inspecting vacant properties on a minimum monthly basis and 2 monthly for multi-let assets
  • Ensure all assets are secure to prevent unauthorised entry
  • Ensure compliance with Health & Safety requirements and recommendations on all assets
  • Ensure all staff/tenants at all assets are suitably trained in fire and other procedures
  • Ensure records are kept of all testing, inspections, servicing and repairs
