The Project Director will be reporting into the Development Director and be responsible to coordinate the efforts of the design teams and the designated contractor from initial project stage to overall project completion and handover to the operations teams.

Our client is a UK Property Development and Management company that focuses on Hotels, Student Accommodation and Built to Rent/Co-living Residential projects.

Description

The Project Director will be reporting into the Development Director and be coordinating the efforts of external consultants, the design teams and the designated contractors from early project stage through to overall project completion and handover to the operations teams.

Duties include but are not limited to:

  • The design team and contractor will be developing the design and confirming tender costs to lump sum tender offer. Thereafter the majority of the design consultants will be novated to the contractor. PM to ensure final design in accordance with an agreed set of Employer's Requirements.
  • You will liaise with the design team on planning and site constraints including meetings in connection with consultants representing these stakeholders and reporting thereon.
  • You will undertake all necessary project management tasks, liaising between the various members of the design team, the construction team and the client, reporting on progress, cost management, programming issues, etc, on a monthly basis.
  • You will carry out monthly site inspections between formal site meetings ensuring our presence on site a minimum of every two weeks, checking construction is in line with ER design, reduce and mitigate change. Also highlight any H&S issues during site inspections.
  • You will arrange, chair and minute the Pre-Start Meeting, Progress Meetings and the Handover Meeting, ensuring the suitable training is given to the management team on site. Also ensuring that the O&M and H&S files are produced to a good standard and issued to the Management team.
  • You will manage the overall snagging process, you will ensure this snagging is signed off in elemental stages and brought to a satisfactory conclusion.
  • You will ensure that all project matters are dealt with properly and promptly at the end of the Defects Liability Period. Also assist the Management team in dealing with any defects/Faults that occur during and after the defects liability period.
  • You will assist the appropriate design team members with their negotiations statutory permissions will be carried out by the D+B contractor and his novated team.
  • You will assist with consultant appointments and fee proposal for inclusion within the Employer's Requirements document, identify and close out Client risks.
  • Engagement and feedback with the operational management team, before, during and after handover, including O and M reference points, training and ongoing liaising with post PC. Assist in the appointment of any specialist maintenance contractors, for example plant room maintenance etc.
  • Monthly internal reporting presentation, liaise with all commercial aspects of the above.
  • Ensure that the client's duties under CDM are fulfilled, on the projects.
  • Look at potential sites to give a view on any problems/restraints that may be relevant for construction activities.
  • Manage any pre-commencement/enabling works that are required prior to the D&B contractor starting their works. From appointment of contractor to completion of works.

Profile

In order to be considered you must demonstrate a successful track record in delivering, from inception to completion, complex construction projects in the UK.

You must have a construction/property degree and have previously worked "client-side", either for another developer or for a PM firm on relevant construction projects.

A previous "construction project management" experience on hotels, student accommodation and residential projects is essential.

MRICS or MCIOB qualifications are desirable.
