Property & Asset Manager

The successful candidate will be representing clients across a spectrum of properties in the mid-higher end of the market, as well as individuals and private investors means that the ability to offer top-end customer service is an essential skill to be demonstrated both face to face and through back office.

Responsibilities;

• Work alongside the existing property managers in the control and monitoring of predominantly commercial properties however the team also manages residential properties.
• Prepare and monitor service charge budgets
• Conduct property inspections, identifying where the asset can be improved upon on the ground or via lease negotiations.
• Monitor and manage porters/concierge
• Rent collection
• Coding invoices
• Manage at the appropriate regular intervals, Health and safety reports, Fire risk assessments, electric and gas safety reports and legionella checks.
• Attend to tenant's requests with a 'common sense' approach
• Book quotes and maintenance tasks. Liaise with contractors to ensure all maintenance issues are dealt with in a timely and cost-effective manner
• Generate and maintain excellent working relationships with Landlords and key partners by communicating and managing expectations effectively
• Negotiating Rent reviews, lease renewals, assignments, re-gears
• Conducting or assisting with valuations/rating appeals

Desired Skills/Experience;

• A good standard of education is essential ideally with a property degree
• MRICS required
• Registered valuer desirable
