Reporting to the Senior Management Surveyor, you will be the most senior person based at the Estate and have overall responsibility for all day to day operations at the Estate.

You are required to manage, co-ordinate and implement the maintenance and operational procedures at the property. This will include, but is not limited to, the following:


  • Team Management. Effectively manage the on-site team through effective people-management, lead by example, be open, honest and transparent in your dealings


  • Client Service. At all times offer the best possible client service through your proactive management approach to facilities management at the Estate and people management of the Estate team


  • Preparation of and assist with the annual expenditure budgets for the service charge at the Estate


  • Coordination of maintenance procedures and contractors on site, involving the full compliance of and checking of Health and Safety legislation, regulations and best practice of contractors.


  • To liaise and monitor the compliance of all common and retained areas at the property in respect of all Health and Safety legislation, regulations and best practice; liaising with any specialist consultants retained by the landlord or Property Manager as required to achieve compliance or to resolve issues arising.


  • To coordinate and manage occupiers queries in a timely fashion, checking satisfactory compliance with health and safety procedures for occupiers alterations, assist the property manager with considering such applications and dealing with all parties in a courteous and professional manner and liaising with the Property Manager as appropriate.


  • Fire precautions. Assist and conduct regular testing of the fire systems at the site; act on any deficiencies and keep the Property Manager/Insurers advised as they arise.


  • Conduct and record regular inspections of the full property, excluding let parts, to be inspected at least once weekly. Assist the Property Manager with inspections of the let parts as directed.


  • Monitor and manage the consumption of energy; reduce consumption by proactively managing wasteful practices. Coordinate the collation of data for sustainability reporting including CRC.


  • On a quarterly basis inspect the let parts and draw to the attention of the Property Manager any matter that you consider may or is known to be a contravention of the terms of leases by the occupiers.
