Head of Property - Rural client side role. £70000 salary in Cheshire
Your new company
You will be joining a large private family country estate who are looking for a Head of Property to join the business. Key duties include: Oversee management of farm, commercial and residential portfolio including pro-active asset and risk management [including insurance. Financial monitoring of estate revenue and capital budgets. Oversee estate and property maintenance projects using recognised project management methodology e.g. Prince2. Create business space and development strategy for commercial lettings; acquisitions and disposal of existing property. Develop and implement a ten-year management plan including asset management strategy for all estate property assets.
Your new role
o Management of Estate and Property Teams including identifying training and professional development requirements. Provide appropriate APC support to Assistant Land Agent.
o Responsible for sign off of all lettings, lease renewals, rent reviews, service charge budgets
o Provide strategic oversight of delivery of planned maintenance programme and delivery of new capex projects.
o Ensuring that property portfolio is pro-actively managed - contracts are in place; planned maintenance agreed and communicated; renewals planned; inspections undertaken; dilapidations claims handled as landlord; regulatory compliance standards met.
o Provide strategic oversight on all land letting, acquisition and disposal.
o Provide strategic oversight and monitoring of local plan policy and planning consents [extant and possible future allocations].
o Bring forward strategic planning applications in conjunction with external consultants
o Maintaining and improving landlord/tenant relationships through clear and regular engagement and communication
o Ongoing engagement with local community through Parish Councils and other stakeholders to ensure positive management
o Recommendations for value enhancement of existing assets
o Management of tender process and contracts for outsourced services o Identifying future investment opportunities and making internal proposals in accordance with defined objectives [and Ten Year plan]
o Disposal of assets following agreement
o Sign off of all documentation including Lease, Licences, Tenancies and Planning Applications.
o Co-ordination of annual rental valuations and rolling five year capital valuation.
o Query re Energy and Farm partnerships
What you'll need to succeed
You will be MRICS qualified with a background ideally in agriculture or the rural sector. You will be from an estates background and able to manage staff.
