Team Leader – Commercial and Operational Property
The Role
As a team leader you will be tasked with managing the estates team as part of the corporate property services programme within the Growth & Place division. This role will deputise the Head of Asset Strategy and Property Portfolio Management.
Job Responsibilities
The Team Leader will manage the property transactions delivering affordable housing, regeneration and community asset transfers. This team will deliver proactive and efficient value-added property asset management services in line with the corporate asset management strategic plan. The corporate asset plan maintains that the departments ensure that services occupy the most appropriate, cost effective properties to meet their needs for delivering best value, quality services to the authorities’ residents and customers. The current commercial portfolio consists of over 300 properties, the assets are retail shops, industrial units and offices.
Technical responsibilities - General Practice instructions including and not limited to undertaking development valuations and appraisals for re-development, day to day property and estates management, Landlord & Tenant rent reviews & lease renewals, lettings, ratings and licencing.
As team leader principal management duties will include; four direct reports, management of financial and other resources ensuing the most effective use of these resources are consistent with the Council’s policies and procedures. The successful applicant will also be responsible for undertaking robust management of outsourced providers and suppliers, managing income targets and revenue reduction targets.
What you’ll need to succeed
MRICS Qualified – Essential
A real estate / property related degree or equivalent – Desirable
This role will require a candidate to have prior relevant property & asset management experience within a Local Authority, Charity or non-for-profit organisations, candidates with this type of experience will understand local authority policies, procedures and governances. Previous team management experience is desirable but not essential as the Council will also consider those looking to progress into first time management positions. A sound knowledge of asset management delivery is preferable with direct experience of writing a corporate asset strategy with the ability to deliver projects on time and within budget.

£51,162 - £54,174 per annum + Market Supplement
