Job Details

  • To be responsible for the identification of development opportunities and the initiation, programming and implementation to agreed budgets and timescales.
  • To project manage new build residential schemes until completion.

Description

  • To seek out and identify suitable opportunities for development and assess the feasibility of such projects.
  • To negotiate with land owners, developers and building contractors to agree purchase of property, package deals and special projects etc.
  • To liaise with colleagues in other departments to ensure that the activities of the Development Department are communicated in a regular and informative manner.
  • To keep abreast of changes within the sector.
  • To liaise with the Development Manager and other senior staff on all aspects of development activity as it affects the Group's objectives.
  • To be aware of the effectiveness of the Group's policies and procedures and make recommendations thereon to the Development Manager.
  • To negotiate with and instruct cost consultants, valuers, solicitors, estate agents and other professionals in respect of services required to be carried out, in accordance with standing orders.
  • To liaise with consultants and other professionals throughout the development process to ensure the smooth running and timely delivery of schemes to meet key milestone dates.
  • To attend site meetings as and when required to ensure the smooth running and timely delivery of schemes.
  • To represent the Group in meetings with key stakeholders, including resident consultation events.
  • To undertake the financial appraisal of development opportunities.
  • Within the terms of Standing Orders, to process the payment of invoices and certificates relating to the development capital programme.
  • To prepare bids for funding to the Homes and Communities Agency and other funding agencies.
  • To maintain and provide information for the production of monthly and other periodic returns (e.g. cashflows, KPIs).
  • To demonstrate responsibility for promoting and championing all aspects of equal opportunities by valuing diversity in all areas of work.
  • To take responsibility for ensuring and achieving the objectives of the Group's Health and Safety Policy.
