We are looking for:

As the Head of Acquisitions you will play a significant role in identifying and bringing forward sites for housing where the private sector cannot or is unable to deliver.

You will be responsible for the delivery of annual business plan targets and leading multi-disciplinary teams. You will also have the opportunity to take forward the acquisition of more complex and challenging sites require adeptness to navigate technical issues, overcome legal constraints and manage other sensitivities.

A key part of the role is to provide assurance that acquisition of sites is taken forward in line with organisational processes and that business cases meet quality standard for investment decisions.

You will also be expected to provide guidance and support to the acquisitions team and work collaboratively across the Agency in its efforts to accelerate housing delivery.

Our successful candidate will:

Work collaboratively across the Agency to create, discover and develop opportunities to increase housing supply that would not otherwise happen to building a long term pipeline of investable opportunities.

Participate in relevant forums and work collaboratively with colleagues across the Agency to explore possible opportunities, providing technical and commercial expertise to inform which possible interventions should be further investigated.

Develop the acquisition and delivery strategies for each site ensuring alignment with business plans 

Ensure that the team completes robust due diligence and prepares commercial positions.

Ensure that relevant project data is being accurately maintained in the agency's project management systems.

Provide suitable oversight to all acquisition related activity, providing guidance and coaching to team members as required particularly, for more complex acquisitions and commercial negotiation.

Input to the business planning process and take responsibility for the delivery of assigned business plan targets.

Provide effective coaching and leadership to team members, embedding the Homes England culture to develop a diverse and inclusive working environment which fosters an innovative approach.

Deploy acquisitions resources to meet business needs e.g. providing advice and support or temporarily join a multi-disciplinary project team.

The skills we would like are:

Experienced in the identification and acquisition of residential land.

Thorough knowledge and practical experience of undertaking viability appraisals.

Significant experience of commissioning due diligence and developing acquisition and delivery strategies.

Ability to developing technical procedures and guidance around complex land and property projects.

Significant experience of effectively managing external consultants.

Leading and developing agile teams to continually drive performance.

Ability to credibly represent Homes England in dealings with the market.

Experience of building and maintain effective stakeholder relationships.

Preferably a degree in a property related discipline such as surveying, town planning and/or membership (or working towards such) of a professional body in the land and property discipline such as RICS or RTPI or other appropriate professional qualifications.

Strong self-motivation with an entrepreneurial attitude.

Strong commercial acumen coupled with emotional intelligence and problem solving skills.
