Property Condition Manager /Surveyor
Ei Group are the largest portfolio manager of pubs in the UK with over 4,000 properties. We are currently recruiting for 2 experienced Surveyors with knowledge of dilapidations to manage an estate in the South East and South Coast areas covering properties within Kent, Surrey, Sussex and Hampshire.
You will be responsible for implementing a strategy for ensuring that tenants comply with their repairing obligations and all relevant statutes across an estate of leased & tenanted public houses and commercial premises. You will provide colleagues with high quality technical advice based on sound commercial judgement, to deliver best in class pubs, which are fit for the future.
The role will involve travelling throughout the geographic area of responsibility and will include ongoing liaison with Property & Operational colleagues, third party suppliers and our legal advisers.
You will be required to drive improvement in the condition of the estate through negotiation and the application of a range of legal tools; resulting in the reduction in the cost of re-letting properties at the end of leases and the recovery of outstanding dilapidations and associated professional fees wherever feasible.
What we’re looking for
Ideally a RICS/CIOB qualified surveyor, you will be comfortable managing a large estate operated under a range of lease/tenancy agreements and have strong experience within dilapidations, property inspections and the legal aspects that may be involved.
You will be able to handle negotiations confidently in often challenging and complex situations utilising your exceptional communication skills.
You will possess a commercial approach and be keen to drive for results by building an in depth knowledge of your estate and forging positive relationships with the wider team.
