Job Details

My Client is a privately owned property development, investment and asset management company. They are currently looking for an Asset Manager to join their continually growing team. Within the role you will undertake the following duties of a mixed use portfolio (retail, leisure, homes, light industrial and offices:

Lettings

  • Work with lettings agent on establishing and targeting tenants
  • Provide strategic input on delivering key lettings
  • Negotiation and agreement of terms with new tenants
  • Establishing and updating marketing material to assist with lettings
  • Dealing with solicitors on drafting of lease documents
  • Working with external consultants to provide drawings, specs and input on drafting of documentation
  • Maximise occupancy and income returns.

Existing Tenants

  • Establishing and diarising key lease events
  • Handling lease expiries and appointing and management of external consultants where required
  • Handling rent reviews and appointing and management of external consultants where required
  • Ensuring tenants remain compliant with the terms of their lease agreements
  • Management of tensions and resolution of disputes
  • Establishment and maintenance of landlord / tenant relationship
  • Obtain information on trading position and performance relative to peer locations
  • Handle applications for Landlords consent to alter, assign, sublet

Monitoring of service charge appointments

  • Liaise with and manage performance of Facilities Company
  • Manage recovery of non-recurring capital expenditure items through service charge where possible
  • Monitoring overall expenditure to ensure costs remain in line with budget
  • Assist with preparation of annual budget and service charge reconciliation
  • Ensure Landlord obligations are met and service quality maintained

General

  • Monthly reportage - against pre-agreed roadmap and Asset Management plan
  • Planning - Implement planning consents for new units and secure planning for new retail space
  • Supplier Liaison and reviews
  • Operate within strategic vision at all times, ie masterplan design and brand concept, valuation impact on business plan

Developments

  • Provide input on viability analysis working with valuers, letting agents, architects, civil and engineering consultants and project managers
  • Assess viability of asset management initiatives and provide guidance on investment returns relative to capital investment
  • Work with project managers on delivery of projects including unit refurbishments and construction projects.
  • Liaise with planning advisers on deliverability of proposed developments
  • Provide reporting, viability analysis and valuation assistance to funding partners on delivery of projects
