Opportunity within a housebuilder as a Development Manager to manage the flow of technical and planning information throughout all stages, predominantly with a preconstruction bias from land through to pre-start on site, and then support through the build and sales.

Description

As Development Manager, you will span the full residential development cycle effectively from land through to sales. Your main purpose will be to procure, collate, review and ensure the smooth flow of information between all the departments at relevant stages and gain approvals as required. Typical duties can include:

  • Inspect and appraise land opportunities in conjunction with Land team and provide initial feasibility appraisals to enable a decision to be made whether to proceed with an offer.
  • Ensure that covenants within option / land agreements are complied with.
  • Provide technical advice on demolition, drainage, services, highways and foundations.
  • Provide fees for structural and engineering designs for inclusion in feasibility budget.
  • Monitor progress of application drawings, distribute and collate Development team's comments, to ensure the most cost effective and suitable design solution is provided.
  • Liaise with architects, Local Authorities, external planning consultants to ensure relevant information is communicated to all in timely manner.
  • Monitor and communicate obligations within planning agreements to the Development team
  • Assist architect in the release and negotiation of planning conditions
  • Oversee the checking and completion of Section 38, Section 278 and Section 104 agreements
  • Oversee the checking and approval of wayleave and services agreements
  • Collate the Pre-Construction Health & Safety plan
  • Register properties with NHBC / Building Control
  • Oversee and procure adoption of roads & sewers

Profile

  • You will have experience working within a residential developer/house builder and be able to demonstrate a comprehensive understanding of house building and its processes.
  • You will come from and Architectural or Civil Engineering background and have a good appreciation for both aspects.
  • Capable of working / leading / coordinating a team of people and thus being able to effectively negotiate, motivate and communicate in order to achieve targets and objectives.
  • Other useful skills include assertiveness, being decisive, flexible, good time management, organised, effective at leading.
  • You will be able to drive as well as the right to work in the UK.
