Trainee/Graduate Surveyor, Local Authority, Permanent, £21,589, Bridgend, South Wales.


Your new organisation
Your new organisation are a Local Authority Asset Management department based in South Wales who manage a diverse property portfolio from schools to industrial estates to care homes and market stalls.

The Authority have recently changed their Property strategy to a Corporate Landlord approach bringing together the different management teams that lead property, design and Facilities Management teams and have a vacancy for a Trainee/Graduate Surveyor.

Your new role
Your new role will include the following;

  • Undertake and assume responsibility for own caseload as allocated by the Senior Surveyor.
  • Carry out and assist under supervision the property management of land and property (including multi- let buildings, garages etc) together with the granting of leases, licences, easements, wayleaves and the disposal of surplus land to adjoining homeowners.
  • To assist in the supervision of on-site staff
  • Under the supervision of the Senior Surveyor to supply valuation and property management advice on request to internal client departments.
  • Under the supervision of the Senior Surveyor, negotiate on behalf of the Council on a range of property matters including direct linkage with landlords, tenants, community organisations, central government departments other clients and service partners.
  • Under the supervision of the Senior Surveyor, carry out all work allocated to appropriate professional and technical standards ensuring service provision meets clear requirements and expected standards within area of responsibility.
  • Complete work within adopted timescales/performance standards, reporting the reasons for potential or actual slippage.
  • Ensure that quality standards and Council Policies are adhered to i.e. Health & Safety.


What you'll need to succeed
You will need to be educated to degree level, with experience in valuation and property management as well as an understanding of the principles of estates management.

You will also have an understanding of the practical application of Landlord and Tenant and other property related legislation as well as;

  • The ability to work on a number of simultaneous projects whilst achieving targets and deadlines
  • An understanding of local government
  • Ability to form constructive relationships with colleagues and clients
  • Able to communicate clearly and effectively at all levels
  • Able to demonstrate good organisational skills
  • Ability to work proactively and flexibly
  • Access to a vehicle and a driving license
  • Ability to communicate in Welsh is desirable

You will be permanently employed, on an annual salary of £21,589 along with annual pay reviews/increases.
