Job Details

Our client is a famous landlord of London that have used M&C exclusively for a number of years.  Due to the ongoing success of the company and the need for growth our client have instructed us to seek a Capital Projects Manager.

Ideally coming from a building surveying background, this is a senior role working closely with the in house letting and development teams to appraise the vacant estate and lead the delivery of high volume, lower value construction projects in London and across the wider portfolio. 

You will be working with asset/development managers to develop options for rental unit enhancement through appropriate deployment of capital investment. Provide clear and robust technical advice on feasibility and cost. Communicate and liaise with internal departments to ensure timely project delivery approvals and sign offs, as required throughout the life cycle of a project.

Programme management of high volume, simpler projects on the portfolio, with a track record of dealing with the complexities coming from delivery of a high number of projects simultaneously.

Select, appoint and manage external project consultants (usually consultant building surveyors), to work alongside in house QS's, in the delivery of projects.

Deliver projects safely to time, cost and quality in compliance with applicable legislation and in accordance with company working procedures and policies.

Ability to work under pressure and to tight deadlines, balancing competing demands and priorities from a variety of stakeholders.

Provide ad hoc technical and professional advice to asset and property managers in connection with project delivery.

Establish and maintain appropriate project budgets, working with the in-house commercial team to ensure robust selection and appointment of consultants and contractors on each project.

Monitor the contractor’s performance throughout construction stages including attendance at site meetings as necessary.

Appropriately monitor health & safety across all project activities. Ensure compliance with the CDM Regulations, discharging the role of Client on projects and, if appropriate Principal Designer.

Directly manage in house project managers, particularly providing support in the early phases of brief assembly, viability and technical feasibility. Assist with the training and overall personal and career development of in-house staff.

Provide support to the Capital Projects Director in managing the day to day operation of a busy clientside project management team. Support business and organisational planning. Participate in the development of project delivery processes and systems.

Experience and Qualifications:

Able to challenge (consultants, contractors and in-house colleagues) to optimise the output specification and associated costs.
Track record of personally delivering £1m-3m refurbishment projects (with improvements to existing rental spaces) to programme and budget.
Track record of coordinating multiple c£50-250k projects simultaneously (up to 100), in a programme management capacity with board level reporting / competing deadlines and challenging budgets.
Excellent report writing skills, with ability to convey complex subject matters simply and with clarity.
Broad experience of end occupier requirements, in office / retail / leisure and light industrial sectors.
Leadership and co-ordination of consultant designers and with appropriate knowledge and experience to challenge consultants and contractors alike through the process if needed. Capable of motivating project teams.
Ability to operate with minimal supervision and comfortable holding responsibility for the day to day supervision of 1-2 scheme project managers. Excellent relationship management and negotiation skills, with a disciplined and methodical approach.
Understanding of commercial construction and engineering services, preferably with design experience.
Working knowledge of contracts, statutory approvals and legislation associated with construction and development projects, in particular: planning, building regulations and neighbourly matters/party wall awards.
Experience of coordination and integration of utility supply upgrades into fast track delivery programmes and working on confined/constrained sites in London.
Detailed knowledge of safety legislation and regulations applicable to construction, particularly CDM.
Numerate and commercial with strong IT skills particularly in MS Project & Excel.
Educated to Degree level in building surveying with professional membership, such as RICS / APM
(or equivalent)
At least 10 years post qualification experience, with a broad range of professional experience including defect diagnosis, property management issues, project design and project management.
Strong communication skills, presenting both to potential tenants and a variety of internal stakeholders.
