Planned Maintenance Manager (Housing)

Your new company
The services of Hays have been retained by our client, Choice Housing Ireland Ltd, to recruit a Planned Maintenance Manager on a permanent basis. Choice Housing is one of the largest independent housing associations in Northern Ireland, working hard to provide suitable home for tenants and actively developing new homes across the province.

Your new role
Reporting to the Director of Asset Services, your main duties will include:

Participate in and support the Groups Asset Management strategy;
Ensure the Association's asset base is maintained and developed to a high standard to meet the needs of tenants and staff;
Manage and continually review the stock condition assessments (in house team and external consultants) and maintain the asset database and planned maintenance systems;
Provide the Senior Management Team and Board with regular performance updates on stock evaluation and delivery of the planned maintenance projects;
Carry out full appraisals of any difficult to let or at risk assets, completing a financial viability and making recommendations on action and future use;
Provide line management support to the Planned Maintenance team including an in-house Building Surveying and technical support team;
Manage the external Consultants providing Project Management, Design, Surveying, Cost Management and H&S services, ensuring value for money;
Identify, prepare and control budgets for the agreed planned maintenance programmes.

What you'll need to succeed
To be considered for this position you must possess:

Full professional membership such as RICS / CIOB / RIBA or similar;
At least five years' experience in a management position of a property maintenance / refurbishment, contract management, professional services or facilities management service;
Experience in managing a technical service delivery team, delivering contract services valued at £5m+ per annum;
Experience of managing staff to meet performance targets / KPI's;
Knowledge and experience of life cycle costing;
Experience of the Project design processing including obtaining statutory approvals;
Experience in delivering VFM in Planned projects or similar and experience in budget setting and control of expenditure.
