The role

A familiar name in the construction & property world, with a well earned reputation, this organisation is best known for their public sector project work across a range of local government, housing, blue light & health-care properties.

This commercially astute business predicted the increased demand in commercial property activity in 2020 and began developing a brand new division to service this business area, which has already seen tremendous success and profitability, with average project billings at £50-80K for values from £1.5-3m.

To maintain current growth and indeed continue on an upwards trajectory for the foreseeable, the head of commercial is looking for a chartered building surveyor who wants the responsibility of driving a team forward, in exchange for the recognition and reward for delivery.

The role itself will be a 50:50 split of business development and delivery of work, with a 60:40 project / professional split.

Clients include a range of private and public sector Landlords, as well as lenders / investors and developers.

Project work will largely be contract administration and management of CAT A & B fit-outs from £1-5m in value, across office space, retail units and some industrial properties.

Professional work will include, but isn't limited to:

  • Schedules of Dilapidation
  • Building Surveys and specific defect analysis
  • Technical Due Diligence relating to acquisitions
  • Party Wall Matters
  • Expert Witness Reports

You will be joining a team of four building surveyors, and acting as the lead surveyor reporting into the Head of the department.

The rewards

First and foremost, the salary for a Senior Building Surveyor is competitive with the local market, and has been bench-marked at £50-60K, however subject to a successful interview there could be further negotiation.

In addition to the annual salary, the business offer a subsidised Medicash scheme for affordable health-care cover, as well as 25 days holiday (+ bank holidays) and a day off for your birthday each year.

Your new employer will pay for one professional subscription (RICS membership) as well as site cards (CSCS) and CPD courses. Other ways the business invests in your professional development is through career reviews, held biannually (twice a year) to ensure they are supporting your progression and keeping you on track.

Furthermore, you will be given autonomy and responsibility to do your job with no micro management, and only 1 day a week requirement to work from the office.

Finally, this role offers a great structure, stability, client base and business support akin to a large corporate, with a small business culture as part of a collaborative, sociable and supportive group.

The requirements

As with any role as appealing as this Senior Building Surveyor position, there are certain requirements you will need to meet which are as follows:

You will need to be a full member of the RICS and have a minimum of a year's experience working as a Senior Building Surveyor.

You will need prior experience working as a consultant surveyor (i.e. for a consultancy or as an independent consultant) on commercial instructions, with strong practical knowledge of schedules of dilapidation and contract administration (traditional JCT suite) and preferably those noted above too.

This role is one for a client facing, business winning Senior Building Surveyor, so experience developing / winning further instructions from clients is key, therefore you will need to be confident speaking to commercial clients, articulate and well presented, as well as skilled in writing reports, business proposals and presentations, with great attention to detail.

Last but not least, you will need a full, valid UK driver's license for this role as travel by car will be required on some occasions.
