A market leading organisation specialising in the asset management of freehold and leasehold properties in the UK
Description
The key responsibilities of Property Manager role include:
- Liaising with managing agents, leaseholders, residents, resident associations, and 3rd party management companies
- Overseeing leaseholder issues and complaints, providing prompt and pragmatic solutions to any issues
- Attending meetings with leaseholders and RA's to build relationships and avoid RTM risk
- Assisting with and resolving landlord and tenant issues raised by internal legal, insurance, finance, consents and asset investigations teams.
- Ensuring all statutory requirements relating to the portfolio including health, safety and fire risk assessment are implemented or advised
- Site inspections where property management issues arise, or with potential acquisitions, and preparing reports and presenting at internal management meetings
- Liaising with the Managing agents to obtain updates on remediation projects and all health & safety matters (including general H&S, Building Safety and Fire Safety), and ensuring that leaseholders are kept up to date on the progress of remediation projects
- Liaising with MHCLG, Homes England, Greater London Authority, panel surveyors and contractors etc. to discuss progress of the remediation projects
Profile
The successful candidate for the Property Manager role will:
- Have previous experience of residential block management, including working client side for a property company, ground rent investor/manager or in private practice
- Hold knowledge of RICS Residential Service Charge Code, ARMA-Q standards, health and safety regulations, statutory and enforcement notices, building surveys, Landlord & Tenant and RTM legislation, ground rents, service charge budgeting and accounts, maintenance & repairs, major works projects, s.20 consultations, FTT processes and dispute resolution
- Be well organised, strong attention to detail, excellent written/communication/CRM skills, and have a proficiency and working knowledge of Qube database, Microsoft Word and Excel
- Ideally be a Graduate, with a chartered membership such as MRICS/Assoc RICS, IRPM, etc
- Be easily commutable to North London on a daily basis
