About the job
The London Borough of Havering’s commercial property portfolio is wide and varied that include retail shops, offices, community halls, leisure and sports facilities, parks, allotments, grazing land, fishing lakes, telecoms, children’s, nurseries, schools/colleges, industrial units etc. The main aim of Property Services is to provide professional property services to the council to ensure that the full potential of each property asset is realised that would include keeping rent voids and debt to a minimum, maximising rental and capital receipts, covenant enforcement as these properties not only provide vital services to the local community but also a valuable income revenue stream that helps fund critical services to its residents.
These properties are managed internally by the Property Services team who have a vacancy for a Property Advisor who will provide a wide range of estate management services to the team that will include but not limited service of landlord and tenants notices (predominantly section 25, 40 and 146 notices) process of licence applications such as assignments/alterations, marketing and letting of vacant property to include property handback, schedule of conditions and dilapidations, review and enforcement of tenants obligation with a strong bias towards rental and capital valuation advice, negotiation of rent reviews and lease renewals.
Ideally the candidate should have 3 years RICS post qualification experience or have extensive experience in the commercial property field.
An excellent working knowledge of Landlord and Tenant legislation together with a working knowledge of Health and Safety issues. A good understanding of building structures would also be an advantage.
You must be able to communicate effectively both orally and in written form providing high level advice to the team to aid decision making.
To be able to adapt, develop and maintain constructive relationships at all levels both internally and with our customers.
You should be able to think innovatively when complex issues arise and identify solutions when advice is not readily available
