Are you a qualified Surveyor looking for a new challenge? We’re recruiting an Estates Surveyor to join our Finance/Property Team on a full time basis. 

As part of the Finance/Property Department, you’ll be reporting to the Head of Property and working alongside a dynamic team of Surveyors and responding to the operational needs of the society as well as assisting in the development of the new property strategy. 

As an Estates Surveyor you’ll be acting as a subject matter expert and managing a diverse portfolio of approximately 20 National RSPCA sites including animal centres, hospitals and in addition, a selection of residential properties. You’ll also be monitoring accurate property data on RSPCA properties and providing evaluations and professional advice on the acquisition and disposal of freehold, leasehold and legacy property.

We’re looking for an Estates Surveyor who is confident in using their expertise in a unique environment where you’ll be making an immediate impact on how RSPCA delivers animal welfare. 

What you will be doing as an RSPCA Estates Surveyor:

● Advising on matters including but not limited to rent reviews, lease renewals, dilapidations, licenses to alter, Landlord’s consent, nuisance issues and enforcement of lease provisions

● Engaging external property specialists where appropriate for further advice

● Monitoring and managing RSPCA’s rates liability and work with external advisors to appeal rating assessments and check bills/liabilities

● Dealing with the documentation and management of Assured Shorthold Tenancies granted to employees

● Aiming to minimise the costs of leasehold property including rent, rates and service charges

● Seeking to maximise the income and capital value of property owned, acquired and occupied by RSPCA

● Monitoring, managing and negotiating as appropriate farm and land tenancy agreements and Rural Payment Agency agreements

● Providing informal internal valuation advice to support strategy development

● Supporting the ongoing digitalisation of the Property Team 

● Traveling to national RSPCA sites across England and Wales 

What we’re looking for:

● Chartered Building Surveyor in general practice (MRICS or FRICS)

● UK driving licence

● Post-qualification experience in general property management including landlord and tenant knowledge

● Excellent negotiation skills

● Asset Management experience

● Proficient with IT applications

This is an exciting time to join the society as we are currently trialing hybrid working which means you will split your time between working from home and Southwater, with attendance in the office expected to be one or two days per week, as defined by the requirements of the role. This trial will be for a period of 6 months. If successful, it is expected that this role will continue to operate across both locations.
