The Company:
 
Joshua Robert Recruitment are excited to be working with a national client side business, actively seeking a Head of Estates and Contracts to join their in-house Property Team.
 

The Role:
 
Head of Estates and Contracts will report to the UK Property Director and be responsible for the day-to-day control and management of the contracts that support the operational property portfolio.
 
Key Accountabilities
 
  • Building surveying / general practice background with extensive contract performance management experience.
  • Manage the day-to-day framework relationships.
  • Control the rent receivables & landlord / tenant relationship for retail outlets.
  • Report against business rates budgets and appeals process.
  • Check & verify rent reviews & RPI increases of existing tenancies.
  • Supporting UK Property Director with commercial / agency negotiations in acquisitions and disposals.
  • Manage the SLA performance of the FM contract across all UK divisions.
  • Report against key contract criteria to UK divisions.
  • Manage fixed and variable budget for FM contract.
  • Supporting with legal negotiations.
  • Provide guidance to business divisions on lease conditions & obligations including works to leased buildings, repairing and reinstatement requirements.
  • Support UK divisions in budget setting process, including annual rent and rates budgets, material lease events and any contract budget variations.
  • To comply with health and safety instructions and directives issued by management.

About you:

 
  • A solid understanding of Landlord and Tenant Act (1954) and its’ application in managing landlord and tenant relationships.
  • Familiarity with the risks & benefits of different forms of occupation agreements.
  • Understanding of property, safety and environmental statutory obligations.
  • Experience in building and facility contract management, including valuations, applications, payment and audit requirements.
  • Familiar with service contracts and performance monitoring, including asset management and FM contract software programmes.
  • Budget performance and reporting.
  • RICS full member minimum.
  • IOSH preferred.
  • IFMA / IWFM associate preferred.
  • Proficient use of IT including Microsoft Office, Word, Excel and Google Workplace.
  • Ability to respond positively when dealing with shifting and competing priorities
