In 2022 we are investing £42m in our pubs across the UK, this will touch 660 sites and create 700 new jobs. Being an Estates Manager in SP&B is not just about property issues, it means having a wide strategic vision for the estate, optimising profit streams, and therefore building the asset value. You’ll be the ‘go-to’ property expert for the regional operations team and the wider regional clusters and be an expert in Landlord and Tenant and the Pubs Code Regulations.

You will seek to drive the value of the estate through rental negotiations, development opportunities as well as looking at disposals of sites that no longer form part of the core business. You have to enjoy working as part of a team as well as individually but above all, you must enjoy dealing with people.

Reporting into the Estates Team Leader, you will work closely with SP&B colleagues, providing expert advice on all matters related to the effective asset management of the estate. In doing so you will be ensuring the optimum rental and capital return from the management of the regional property portfolio of approximately 150 sites.

You will have responsibility for managing rent panels, ensuring effective negotiations with tenants and advisors for an annual program of rent reviews and lease renewals, as well as management of divestments where identified.

We work in a regulated environment, and you will be need to be exceptionally well planned and organised with great attention to detail. You will draw upon your well-honed negotiation skills for a wide range of challenges in this role, including managing Market Rent Options which involve detailed negotiations with our licensees.

This role would pose a great change and challenge for somebody who has managed multi-sites and is experienced in rent review programs (ideally using profits method of valuation and is MRICS qualified). A great part of your role will involve influencing others, as well as coaching and supporting our Business Development Managers on rent negotiations. You will be the champion of Estates matters, taking ownership of in-house training of best practices.
