We are delighted to be working exclusively with The Earls Court Development company in finding a Senior Development Manager for the team.

The Company

The Earls Court Development Company is a new Earls Court-based business, responsible for driving the development of the Earls Court masterplan forward on behalf of Earls Court Partnership Limited. Earls Court Partnership Limited is the joint venture between Delancey (on behalf of its client fund DV4 and the Dutch pension fund manager, APG) and Transport for London (TfL). Delancey (DV4) and APG acquired Capco’s stake in the site in November 2019. At this time the decision was made to hand back the two housing estates that formed part of Capco’s 2012 masterplan to LB Hammersmith & Fulham. The masterplan area comprises some 40 acres of largely cleared land, the majority of which was previously home to the Earls Court Exhibition Centres, until they were demolished in 2015.

The Role

The company is now recruiting for a Senior Development Manager to play a key role in developing this iconic part of London. The ambitious plans will transform Earls Court into both the new centre for West London and a new visitor destination for the capital, with its unique character born from neighbouring districts Chelsea, South Kensington and Fulham. Once complete the development will provide thousands of new homes, office space, retail, leisure, community buildings and exceptional public realm.

Supporting the two Development Directors, the Senior Development Manager will play a key role in the vision and management of development through inception and design stages. The Senior Development Manager will also have a good understanding of the planning process and be integral in the acquisition, development briefing, stakeholder engagement, consultant management, 3rd party negotiation, and revenue generation processes.

Responsibilities:

  • Establishing and championing vision and placemaking objectives Inputting into the commercial implications of the planning process Managing and liaising effectively with consultant design teams Ability to build a compelling business case, by identifying and quantifying purchaser, tenant, market and competitor trends Securing necessary planning, legal, financial, and 3rd party consents Managing internal project expectations and balancing aspirational objectives with commercial constraints Managing development budgets, cashflows and approval of payments against them Engaging, scrutinising and signing-off financial appraisals Assisting with the identification and implementation of various funding structures – including forward funding, debt-equity, lease and pre-sale etc Working knowledge of and ability to interpret complex legal structures involving financing, construction, operator and joint-ventures Managing and participating in negotiating 3rd party agreements (including land agreement, S106 etc.) Writing and producing internal progress reports and other project documents Preparing and gaining endorsement for Development Briefs Overseeing and meaningfully inputting into the preparation and execution of sales, leasing, and disposal strategies Accountable for the identification and mitigation of development risks Ownership and application of ECDC’s sustainability goals Building, maintaining, and leveraging relationships with all relevant 3rd party stakeholders

Job skills required:

  • A dynamic, solutions led mind-set Strong organisation skills and time management Excellent presentation and communication skills Adaptable with sound all-round development knowledge   A passion for cities and placemaking Demonstrable experience of managing development vision and outcomes in large scale urban regeneration projects and demonstrable understanding of development processes Experience working on mixed-use and BTR schemes is desirable, but not a pre-requisite. Commercial acumen and negotiation skills Proven exposure to managing 3rd party stakeholders An understanding and appreciation of the contractual relationships between parties (land-owners, local authority, tenants, funders and banks etc) A desire to think beyond physical transformation and drive socio economic improvements for local communities Experience of supporting meaningful and inclusive community engagement processes on complex development schemes Relevant academic qualifications

Remuneration

You'll be offered a salary ranging from £85,000 - £100,000 per annum, depending on your level of experience, plus car allowance and bonuses. You'll also receive great training and development, with support to achieve your career goals.

The company annually review performance, giving employees the chance to receive pay rises when merited.
