Due to an exciting period of growth in our financial modelling business, 31ten is looking for an ambitious, collaborative, problem-solver to join the team, working directly alongside our Senior Financial Analyst.

We are interested in hearing from people with recent, relevant experience and previous experiencing working for either a consultancy and/or in the public sector, with a financial and/or property development focus. The key thing for us is your ability to add value to the projects you work on for our clients and finding you a home that fits you within the working culture we are trying to build.

In this role you would be supporting the team in the following projects and tasks:

  • Developing financial models to support Property Developments, Regenerations, Joint Venture Partnerships and Investments;
  • Contributing to wider research and analysis tools, including developing data analytics models to sift through data and identify trends, patterns and forecasts;
  • Presenting financial models and findings to clients;
  • Supporting an investment fund initiative that 31ten is in the process of undertaking

Key areas of focus

We are keen to speak to candidates who are interested in helping us to design and deliver services to (primarily) local government which:

  • Support good strategic decision-making, via the provision of robust financial modelling and information, to help understand the viability of projects, support property development and regeneration schemes, joint venture partnerships and property investments;
  • Support the development of ‘places’ through business cases, accessing regional and government funds and targeted project work (e.g. to reinvigorate high streets or deliver affordable housing);
  • Deliver effective development management, development viability, programme management and project management;
  • Establish real or virtual funds to support economic growth / recovery and other objectives;
  • Generate long-term sustainable income streams or one-off receipts through better use of assets;
  • Identify opportunities and evaluate options to drive regeneration, develop new housing and support growth ambitions;
  • Develop a strategic approach to securing investment by developing and setting up trading companies, joint ventures and partnerships;
  • Provide data analytics models to sift through data and identify trends, patterns and forecasts.

The points above reflect our broad-ranging mission, so we don’t expect relevant experience in them all. In fact, our preferred recruits tend to have a focused CV with strong evidence of experience in one or two areas.

About you

  • Has a background in property/development/real estate or finance;
  • Has advanced Microsoft Excel skills;
  • Has a basic understanding of statistics and data analytics;
  • Has strong collaboration skills and enjoys working as part of a team, whilst also being able to work independently and self-manage time;
  • Is comfortable engaging and interacting with clients or keen to develop this skill;
  • Can work flexibility and to deadlines- with a successful track record of contributing to several projects simultaneously;
  • Can contribute to the design and delivery of projects, as a lead or as part of a team;
  • Is keen to support business development, from coordinating and producing material for proposals to developing and leading market propositions;
  • Has a demonstrable interest in supporting the delivery of places that improve peoples’ lives, as well as supporting the public sector;
  • Has a basic understanding of VBA (preferable, but not essential).
