Yeargate Limited is a family-owned property company which acquired Birch Business Park in the 1980s when it was a derelict ex RAF munitions site, built in World War two.  Redevelopment and modernisation of the estate is almost complete.  The site is 35 acres and situated in the middle of an area designated as the Northern Gateway in Greater Manchester’s development plan, which should allow development of a 10.5 acre field owned by Yeargate which is adjacent to the estate.  It is anticipated that development could be completed by 2027.

The site is fully let and it is anticipated it will generate annual rental income over £3m by 2025. 

The company currently has two directors who represent the families that own the shares.  One of these has been filling this role and now wishes to step back from operational control but will remain on the board to provide advice and assistance if required. 

To enable this, a dynamic and experienced individual is required to fulfil the roles of both Managing & Finance Director.

THE CANDIDATE

The suitable individual will be:

  • The ideal candidate will have a recognised accounting qualification and at least ten years’ experience in a budget responsible role, who has experience of commercial estate management and development, or has an interest in developing it.
  • An excellent communicator with a people focus and developed sense of empathy accompanied by natural diplomacy and common sense.
  • Strong commercial awareness and proven ability to successfully lead teams in the delivery of enterprise objectives.
  • Able to demonstrate an attention to detail plus understanding of compliance requirements.
  • Not looking for a ‘9-5’ role, happy and able to demonstrate a commitment that goes beyond this.
  • A high degree of IT literacy in particular Microsoft Excel A high degree of autonomy and self-motivation.

  • Exceptional organizational skills, priority management skills and attention to detail.
  • Flexibility to handle last minute changes.

THE POSITION

The overall responsibilities of this position include, but are not limited to:

  • Maintain the image of the estate as a modern, safe, and attractive business park to which tenants are proud to occupy and welcome their visitors. 
  • Control the finances to generate cash and cash forecasting to maintain liquidity and allow planned developments to expand the estate to its full potential. This will require:
    • Production of an annual budget and five-year forecast, reporting progress on a quarterly basis
    • Negotiating loan renewals and satisfying bank reporting requirements
    • Calculating and paying interest on shareholder loans and dividends on preference shares
  • To ensure both tenants and landlord fulfil the requirements of leases and to oversee rent reviews, and lease renewals, as well as dealing with tenants vacating at the end of lease and finding new tenants. 
    • Managing the service charge to tenants by producing an annual budget and allocation of charge to tenants and reporting actual costs and adjustments to the charge to tenants
    • Identifying the need to have tenants undertake repairs to meet their lease requirements
    • Arranging the insurance of the units and charging of the premium on an annual basis
  • Leading an established team of external professionals including Quantity Surveyor/Agent, Architect, Engineer and Main Contractor in obtaining planning permission and building new units to budget and planned time to fully deliver the potential of the estate
  • Supervising and guiding the Estate Manager
  • Supervising the Accounting and Bookkeeping Assistant to:
    • maintain basic accounting records, cash book, sales ledger
    • pay suppliers
    • complete payroll
    • complete VAT returns
    • complete Construction Industry Scheme (CIS) reporting
    • Invoice rent and service charge to tenants
