Hays Property and Surveying are seeking a Commercial Property Manager to join an independent firm of Chartered Surveyors based in Hampshire.

The business are a reputable independent firm of Chartered Surveyors who provide a range of commercial property consultancy services to a portfolio of client across the South Coast region. Their Property Management department is currently going through a period of growth, continuing to take on new management instructions alongside their existing portfolios. In order to allow for further expansion, the department is now looking to appoint an additional Commercial Property Manager to join the team.

The role will be based at their Hampshire offices, with regular opportunities to work from home.

Your new role
As the Commercial Property Manager, you will be responsible for the day-today management of an assigned mixed portfolio of properties based across the South / South East of England. The properties are managed on behalf of a client base consisting mainly of private investors and independent PropCos, focused on all core sectors such as retail and industrial parks, offices and mixed-use developments.

Key responsibilities will include -

  • Day-to-day management of a portfolio of mixed-use properties
  • Tenant & Client Liaison
  • Rent collection
  • Service Charge Management, Budgeting, Reconciliations, Apportionments
  • Working with and supported by Facilities Managers
  • Negotiating rent reviews & lease renewals
  • Deal with maintenance of buildings &/or via service charge
  • Tenant issues
  • Direct contact with Landlords / clients
  • Overseeing rent pay overs to Landlords
  • Organising Schedule of dilapidations with building surveyors
  • Dealing with other issues as and when they arise

What you'll need to succeed

  • MRICS, or working towards, preferred but not essential
  • 3 years+ commercial property management experience
  • Strong understanding of Landlord and Tenant legislation
  • Knowledge of commercial property leases
  • Experience of reconciling and implementing service charge
  • Strong literacy and numeracy skills
  • Excellent organisational skills
