A bit about the role...

Working within the South Disposals team, the Senior Development Manager will report to the Head of Disposals and will play a critical role in the de-risking and disposal of land to make homes happen. Enjoying high levels of responsibility you will be joining a talented and highly motivated team to project manage multiple, small, and large-scale residential-led developments.    

Within the Development Directorate the Disposals team works collaboratively with colleagues in the Acquisitions and Planning and Enabling teams.  We also engage with the wider organisation through our Investment and Markets, Places, People directorates to solve problems and achieve positive outcomes for local communities.

The role will support the design and delivery of key strategic projects in the South of England and is an excellent opportunity to work on large-scale and ambitious projects.. The work will be varied perhaps including sites with viability, planning, or other technical challenges; or large-scale new urban extensions with a different disposal approaches to be considered and implemented.  Whichever projects you work on, you have the opportunity to help create long-lasting, successful communities.

 

A bit about you…

We are looking for someone with the drive and experience to not only deliver projects but also to demonstrate that they understand and value diversity in experience and perspective and can foster good decision making and problem solving within their team.  As an experienced property professional, you will be used to managing multiple projects and prioritising work whilst always looking for ways to improve and innovate.

Ideally you will be educated to degree level, and/or have a related professional qualification (e.g. MRICS, MRTPI) or be working towards one, and have a minimum of 5 years relevant experience within the development industry. You'll be comfortable working within the disposals team to deliver complex, residential-led, land development opportunities with a range of scale and value.

 

In particular you will be proficient in: -

  • Leading and managing a multi-disciplinary team including procuring and managing consultants such as agents, surveyors, planners, and solicitors. 
  • Navigating public policy, preparing land development and disposal strategies, and presenting approval papers at local and national level decision making boards.
  • Running disposals through all stages from consideration of disposal options and approval of the disposal strategy to assembly of key site information, market engagement, tender, analysis of bids and financial appraisals; to securing approval and contract negotiation.
  • Collaborating with other parts of the business to ensure timely and appropriate input from key corporate and technical teams.
  • Risk assessment and the management and implementation of mitigation strategies.
  • The use of project management systems and tools to monitor and report on key milestones and outputs.
  • Budget management.
  • Building relationships with key local stakeholders such as local planning authorities and development partners.
  • Prioritisation to achieve year-end results.

You will be resilient and comfortable managing and engaging with stakeholders at a senior level and your discussions will always be shaped by a good understanding of the commercial and operational impact of what we do as a disposals team. You will enjoy working in an innovative, fun, and engaging way and be able to negotiate and persuade.

You will understand how to manage colleagues and be able to demonstrate you can work with others as part of a team in a collaborative, inclusive way.
