A bit about the role...

Working within the South Disposals team, the Senior Development Manager will report to the Head of Disposals and will play a critical role in the de-risking and disposal of land to make homes happen. Enjoying high levels of responsibility you will be joining a talented and highly motivated team to project manage multiple, small, and large-scale residential-led developments.

The role will support the design and delivery of key strategic projects in the South of England and is an excellent opportunity to work on large-scale and ambitious projects.. The work will be varied perhaps including sites with viability, planning, or other technical challenges; or large-scale new urban extensions with a different disposal approaches to be considered and implemented.  Whichever projects you work on, you have the opportunity to help create long-lasting, successful communities.

A bit about you…

We are looking for someone with the drive and experience to not only deliver projects but also to demonstrate that they understand and value diversity in experience and perspective and can foster good decision making and problem solving within their team.  As an experienced property professional, you will be used to managing multiple projects and prioritising work whilst always looking for ways to improve and innovate.

Ideally you will be educated to degree level, and/or have a related professional qualification (e.g. MRICS, MRTPI) or be working towards one, and have a minimum of 5 years relevant experience within the development industry. You'll be comfortable working within the disposals team to deliver complex, residential-led, land development opportunities with a range of scale and value.

In particular you will be proficient in: -

  • Leading and managing a multi-disciplinary team including procuring and managing consultants such as agents, surveyors, planners, and solicitors.
  • Navigating public policy, preparing land development and disposal strategies, and presenting approval papers at local and national level decision making boards.
  • Running disposals through all stages from consideration of disposal options and approval of the disposal strategy to assembly of key site information, market engagement, tender, analysis of bids and financial appraisals; to securing approval and contract negotiation.
  • Collaborating with other parts of the business to ensure timely and appropriate input from key corporate and technical teams.
  • Risk assessment and the management and implementation of mitigation strategies.
  • The use of project management systems and tools to monitor and report on key milestones and outputs.
  • Budget management.
  • Building relationships with key local stakeholders such as local planning authorities and development partners.
  • Prioritisation to achieve year-end results.

Delivering on a mission as bold as ours isn’t always easy. You will be resilient and comfortable managing and engaging with stakeholders at a senior level and your discussions will always be shaped by a good understanding of the commercial and operational impact of what we do as a disposals team. You will enjoy working in an innovative, fun, and engaging way and be able to negotiate and persuade.

You will understand how to manage colleagues and be able to demonstrate you can work with others as part of a team in a collaborative, inclusive way.

Who are we?

We are the Government’s national housing agency. Our role is to accelerate the pace of housebuilding across the country, particularly in areas where there are the most serious market pressures – meaning people are struggling to find homes they can afford.

We have the appetite, influence, expertise, and resources to drive positive market change and meet the Government’s ambition to deliver 300,000 new homes a year. We are using our land, influence, funds, and knowledge to increase the pace, scale and quality of new homes accelerating delivery in areas of greatest demand and helping create great places to live. Within the next few years, we will have invested over £27 billion across our programmes. To deliver against these aims we’re building a different kind of public service - join us to help make this happen.

What we offer...

We understand how important life is outside of work so, as well as competitive salary, strong defined benefit pension and 33 days annual leave, we are totally committed to flexible working. We’ll support you, wherever possible, so that you don’t miss out on what truly matters to you.

If you do ever need a little bit of extra help, we have a great employee assistance programme, a Wellbeing Hub providing financial, physical, and mental health support to help you stay, happy, healthy and connected.  We also offer access to loads of great discounts with leading high street names.

Our range of network groups are also there to support you to truly be yourself at work and play a key role in helping shape our future.

If you are a member of a professional body, we’ll pay for your membership and once you get your top of the range digital kit you’ll be good to go in one of our great offices (or at home!).

Company

Homes England is the new national housing agency, recently launched to play a major role in fixing the housing market and enabling delivery of homes that our country needs.

Homes England brings together land, money, expertise, and planning & compulsory purchase powers, with a clear remit to facilitate delivery of sufficient new homes, where they are most needed, to deliver a sustained improvement in affordability.  We work locally in individual communities to help meet local priorities.

We invest mostly in building new homes, but also in creating employment floor space and other community facilities, in cities, towns and villages across the country. The homes we fund include affordable homes for rent and sale, and homes for rent or sale at market prices. Our investment helps build around half of all new homes built in England each year. It also helps increase local growth by creating jobs and supporting businesses.

We own public land, which we sell to house builders and others. This is one of the ways in which we overcome barriers to development and help increase the speed with which house builders can build new homes.

Homes England is an executive non-departmental public body, sponsored by the Ministry of Housing, Communities & Local Government.

Homes England was launched by the Secretary of State on 11 January 2018. Homes England is the trading name of Homes and Communities Agency. To find out more about what we do please visit: www.gov.uk/government/organisations/homes-England.
