Associate Director - Property & Asset Management – Retail Team

Up to £65,000 plus package & benefits

Join an internationally renowned consultancy and take responsibility for the overall management of a prestigious destination based in the Surrey/Hampshire area.

This role will be directly managing a well renowned, key Retail asset, working closely with the FM and Accounts teams, and engaging directly with clients and customers. Reporting directly into the Head of Retail PM, you will be responsible for managing a Shopping Centre with total efficiency - with the aim of maximising its value.

This is a hybrid role based partly on site and otherwise from home, so we can afford to be flexible on location. Additionally, you will be expected to report to our clients head office in Central London 2/3 days a month.


The role will be wide ranging and will include the following:

  • The responsibility for the overall property management of a large, prestigious retail destination Assist the client and lead the on-site and finance teams with the preparation and on-going monitoring and reporting of NOI and client reports, all within set KPI’s
  • Responsibility for the accurate forecasting, management, reporting and billing of all turnover rents.
  • Responsibility for the setting of Commercialisation budgets and all aspects of the management of the Commercialisation team including budget monitoring, reporting, approval of lettings, documentation of lettings and regular client reporting.
  • Responsibility for the setting and monitoring of Car Park Income budget.
  • Responsibility for the preparation, processing and issuing of service charge budgets and reconciliations within client KPI’s and RICS guidelines. Monitor actual v budget costs through the year and liaise with finance colleagues to ensure funds are available. Deal with all service charge queries from tenants. Maintain Service charge apportionment schedule and advise client on any appropriate alterations.
  • Working with the Centre Director and on-site team as appropriate to ensure that a client approved Marketing Strategy is in place for the Asset, together with a detailed and budgeted marketing plan.
  • Working with the on-site team to ensure that detailed and accurate reports are produced on Tenant trading, Footfall, and other KPI’s are being produced.
  • Work with the Centre Director to ensure that a Tenant Relationship Strategy is in place for the Centre which delivers good working relationships with all tenants as evaluated by the customer surveys. 
  • Responsibility for the Retail Delivery Team and the approval of all Tenant Shop fits in accordance with relevant leases and statutory approval.
  • Responsibility for managing all elements of the Centre’s Empty Unit Strategy, including a good working knowledge of compliance issues, and EPC’s.
  • As required by the client from time to time, undertake letting, lease renewal and rent review negotiations and generally assist the client in all transactional matters including facilitating landlord works for lettings, assisting with CPSE enquiries and attending weekly legal calls.
  • Assess client businesses to provide both a strategic and creative input advising where either the service or management agreement can be improved and implement plans to maximise profitability.
  • Host and lead regular meetings with Client/Internal Teams to ensure information flow and obtain feedback.


In order to be considered suitable for this role, you will need to meet the majority of the following criteria:

  • RICS qualified with a minimum of 5 years’ work experience in the UK market, with excellent experience of retail and mixed-use assets.
  • Good commercial acumen.
  • Able to build and maintain relationships with clients, occupiers and all other stakeholders
  • Understand the principles of lease structure and be able to fully read and understand complex leases
  • Be able to apply legal principles of tenant applications for consent and the processes to be followed
  • Able to actively lead on marketing strategy and implementation.
  • Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements
  • Understand VAT, banking and credit control methods
  • Able to use IT software such as Word, Excel and other databases
