Beach Baker are delighted to be partnering with London & Cambridge Properties (LCP) as retained recruiters for their Bristol office. This exciting role, is part of a growth plan as a result of recent acquisitions by the Group.

We are delighted to be marketing a newly created role which genuinely offers the successful Property Manager a broad opportunity and direct influence over the direction of property management services for properties under management.

About the LCP

LCP are a leading privately owned investment and property management company, established in 1987, operating in key locations throughout Europe including the UK, Germany and Poland.

Principle activities include the acquisition and management of commercial properties along with the provision of associated services.

The portfolio is managed by an in-house team of experienced Asset Managers and Property Managers who manage over 639 properties, over 6,000 tenants and 25,000,000 sq ft of property with a 95% occupancy rate.

About the team

The Bristol office was established over three years ago and comprises of 1 x Director, 2 x Asset Managers, 1 x Building Surveyor and 1 x Property Manager, with plans to recruit an additional Property Manager.

The office is located at Great George Street (just off Park Street) with excellent access to city centre amenities including Clifton, Cabot Circus and Harbourside. The team are a sociable and supportive group of Chartered Surveyors and property professionals.

The role

Do you enjoy commercial property management but seek more variety? Do you have great ideas regarding property management but don't have the autonomy to make a difference?

With LCP you will have the opportunity to play an influential role and potentially make a real difference to managing assets owned by the Group. You won't feel like a number, you get to make a difference and impact from the very first day.

The successful candidate will assist, oversee and manage mainly retail and industrial properties within a South West and South Wales portfolio. Reporting to the Head of the Bristol office and working closely with the national property management team the role will include:

  • Build strong relationships with tenants, suppliers and the wider LCP in house team.
  • Oversee the day-to-day management of the portfolio of properties.
  • Working with the Asset Managers and FM/operational staff in the preparation of annual service charge budgets and develop service charge strategies to ensure lease compliance and maximum recoverability.
  • To oversee quarterly management and health & safety meeting and ensure on site statutory compliance is met and records are maintained.
  • To progress tenant applications for assignments, subletting and landlord's consents to carry out alterations.
  • Overseeing/implementing service provider periodic contract tendering progresses to ensure value for money is being received at all times.

Skills and qualifications

Preferable MRICS qualified, ideally with a minimum 2+ years' post qualified experience within the commercial property management sector. It goes without saying successful Property Manager's will already possess strong communications and organisation skills and the ability to use property management software. LCP use Horizon.

The package and benefits

£40,000 - £50,000 + car allowance (£4,000+) + benefits + bonus
