Regional Estates Manager

Birmingham, Field Based, Stratford & Manchester
£50k - £60k + car allowance + bonus

This is a field based role, however if you are located near our Stratford office, it'd be great for you to utlise our amazing office space a couple of times a week.


Be responsible for all property management in a specific region aligned to the current Retail Operations region:

  • Operational Property Cost Base Management – Rent / Rates / BSC
  • Surplus Property Cost Mitigation via lettings or disposal of surplus properties and settlement of dilapidations claims.
  • Lease Advisory Service – Provision of ad-hoc commercial surveying and legal advice to the remainder of the Property function and wider Retail         community.

Estates (Within one region)

Cost base management for the retail property to ensure rent, business rates and building service charge are managed professionally and reduced where possible.

Leasing strategy including:

  • Provision of timely advice to all central functions on our property leases to ensure minimisation to business disruption from Landlord/property issues 
  • Rental valuations for reviews, renewals and re-gears
  • Renewals including opposed renewal, CPO, lease end litigation, cases progressed to court

Assets (Within one region)

Proactive management of Property Assets to generate income and reduce operational costs and leasehold liability management of all non-operational property assets including:

  • Initial shop closure process management
  • Surplus lease surrender approaches and negotiation
  • Dilapidation management
  • Sub-tenant management 
  • Business Rates payment and management
  • Health and safety - Limitation of business risk by full compliance with statutory responsibilities including Construction, Design and management, Gas safety, Electrical, Asbestos and Fire Safety

  • Chartered Surveyor (MRICS) preferable / alternatively 5 years’ experience in a commercial property role
  • Property related degree or conversion degree
  • 1-5 years post-qualification industry/sector experience
  • The ability to harness internal and external resources to consistently deliver against business objectives
  • An evidencable track record of delivery in a previous role.
  • Good levels of strategic analysis, organisational efficiency and project management
