£35k-£45k + Car + Bonus + Benefits

We are delighted to be partnering with a highly successful property and development company to find an Asset Manager for their growing Asset and Development team based in Bristol.

We are looking for Asset Manager to responsible for managing a growing portfolio, which over the next 3 years is expected to reach £60m in of assets and a rent role of c £3.2m.

The role

  • Proactively identify new tenants for vacant space
  • Managing the leasing process, to include agent management, legal process and tenant management.
  • Managing existing tenants and any new tenants, dealing with day-to-day enquiries and ensuring the tenants are complying with their lease obligations.
  • Protect and enhance the value derived from existing tenants through lease renewals and any rent reviews.
  • Responsible for the accurate and timely payment of rents and other occupational costs including minimising the business rates liability.
  • Be responsible for the occupational leases including justifying any service charge or maintenance costs.
  • Identify, appraise and deliver meanwhile letting opportunities providing revenue and wider business benefits.
  • Dealing with any land ownership and boundary issues, liaising with third parties such as developers and infrastructure and utilities companies.
  • Providing option appraisals and business cases on the future use of assets withing the Estate.
  • Managing neighbours and wider stakeholders to protect the value of the Estate and reputation of the Company, resolving any issues or complaints.
  • Inspecting newly built areas of the Estate.
  • Establish a management strategy for ancient woodland on the estate.
  • Manage asset management legal matters under the supervision of the Senior Manager
  • Manage any direct commercial enquiries to be able to leverage for asset management strategy.
  • Assist with research & analysis of commercial sectors to deliver effective long term asset management strategy.
  • Budget management, renewal and ongoing monitoring for property assets.

Skills and experience

  • A Real Estate degree and MRICS (Member of the Royal Institution of Chartered Surveyors) are preferred.
  • A qualified Chartered Surveyor with more than 2 years experience.
  • Experience of asset and property management of commercial real estate including offices.
  • Good knowledge of the Landlord and Tenant Act 1954.
  • Strong negotiation skills.
  • Good knowledge of the service charge and business rate mechanisms within commercial property.
  • A practical and hands-on approach to property management with the ability to inspect and detect faults/defects in the built environment and escalate them to resolution.
  • Ability to implement management strategies to address key risks across assets including woodland and the built environment.
  • Good knowledge of the commercial property development process and ability to research and assimilate key data and analysis across commercial sectors including offices, retail, industrial, senior living and digital advertising.
  • Project management skills and the ability to prioritise tasks, delegate, and manage through to a resolution on budget and programme.
  • Results orientated with the ability to work independently in order to reach and justify a recommendation.
  • Strong team player with a resilient and flexible approach capable of managing multiple issues simultaneously and who is prepared to push themselves outside of their comfort zone.
  • Strong IT skills including Microsoft Office (Word, Excel and Outlook).
