We have an exciting new opportunity with a renowned property developer looking for a full-time site-based Operations Manager to be part of one of the largest private regeneration projects in the UK.

Job Purpose

Reporting to the Asset and Development Manager /Sales & Marketing Director, you will be responsible for providing a full facilities management service for the business.

You will have the chance to work in a extremely varied role which will evolve over time and the following are some of the key responsibilities.

  • Managing existing tenants and any new tenants on circa 29 acres of temporary commercial storage land, which is yet to be developed.
  • Overseeing site access and security, including managing deliveries; undertaking patrols and checks of the perimeter of the site and ensuring the boundaries are intact
  • Identifying any maintenance and repairs required to buildings and land, liaising with specialist contractors and the Commercial team to procure the relevant services in the most cost effective way, and recommending solutions for approval
  • Overseeing and implementing the Health & Safety strategy for the Estate, using appropriate systems to keep maintenance records to ensure the site is fully compliant;
  • Being the first point of contact for the site out of hours and liaising with the authorities in the event of an incident or emergency;
  • Liaising with the Arena management team and Sales & Marketing team to facilitate the organisation and coordination of events
  • Liaising with the Construction team over site activity, material movements and safety
  • Working with the Asset and Development Manager and Finance to establish an Estates Management Budget, manage income and costs, and improve management systems
  • Providing regular written and verbal reports to line management covering day-to-day activities, incidents and issues and recommending strategies to resolve them
  • Liaising with neighbours and wider stakeholders to resolve any issues or complaints
  • Managing on site operatives and Facilities Assistant

Knowledge & Experience

The ideal candidate will have experience in or the ability to demonstrate the following:

  • Previous experience of managing a diverse range of issues within property, building or estate management;
  • Good understanding of Health & Safety legislation;
  • Good understanding of the landlord tenant relationship and basic concepts of leases and commercial and/or residential property management;
  • Good understanding of property maintenance and ability to detect faults/defects and escalate them to resolution;
  • Ability to deal with commercial tenants, house owners, contractors, builders, occupiers and internal colleagues in a professional and confident manner;
  • Numerate with the ability to recommend the most cost effective solution
  • Ability to manage a team as the scheme grows
  • Able to manage multiple issues simultaneously and adapt to a changing site and requirements
  • Being aware of changing legislation and best practice to keep the Estate up to date
