Job Title: Rural Land Agent - Client-side

Location: Manchester

The Company

Beach Baker are working with an ambitious regeneration and development business which owns and manages property, land and water across the UK. They specialise in large scale mixed use regeneration schemes, residential, retail industrial & logistics, hospitality & leisure, and low carbon energy projects.

They strive to make a positive impact on communities and work closely with local Governments to help tackle unemployment, reach net zero carbon targets, solve the housing crisis and level-up the country's regions to improve the prosperity, climate resilience and health and wellbeing within society.

Their Rural Estate extends to circa 12,000 acres of mainly urban fringe land. This land is managed and maintained with future development in mind whilst also ensuring it is effective, efficient, and safe.

The Role

Working closely with the Associate Director, you will be responsible for the day to day management of property across the Rural Estate, which extends nationwide, albeit focused around and within the Greater Manchester area

An understanding of health and safety in the rural environment is key, and the successful candidate will be supported through IOSH training.

What will you be doing?

The land portfolio is managed with future development in mind. The Estates Team work to facilitate future development aspirations through careful management of their land and building strong relationships with their farming tenants and other stakeholders. There is a real focus on identification of new opportunities to add value, not just in terms of rent roll and capital value.

You will provide support to Estates and Land Associate Director to maximise income and drive growth across the portfolio (working within constraints), to:

  • Identify and progress opportunities for diversification and or development, working with planners and agents where required
  • Identify, report, negotiate and complete sales, and covenant variations
  • Identify and report on acquisition opportunities, provide support to Estates Director and Associate Director in pursuing opportunities
  • Identify threats and opportunities, prepare reports and present to Estates Operational meetings.
  • Work with colleagues in the wider Land & Communities Team to ensure strategic aspirations can be delivered
  • Support the Director, Associate Director in Delivering the Strategic Estate Plan

You will ideally be MRICS qualified along with a sound knowledge of UK and EU agricultural and land-use regulations/legal framework.

This is an ideal opportunity for someone looking to learn and gain experience in a client side development facilitating Land and Estates Team.
