Job Title: Building Surveyor - Client-side - Rural Estates

Location: Manchester

The Company

Their Rural Estate extends to circa 12,000 acres of mainly urban fringe land. This land is managed and maintained with future development in mind whilst also ensuring it is effective, efficient, and safe.

The Role

Working closely with the Associate Director and members of the Estates Team, you will be responsible for the assessment of the Company's built portfolio, which includes the inspection of property, to ensure this is both safe and compliant and extends nationwide, albeit focused around and within the Greater Manchester area.

What will you be doing?

Through working with the other members of the Estates Team, your role will be to ensure the built portfolio is safe and compliant through;

  • Undertaking regular property inspections / building inspections ensuing Health & Safety and Regulatory Compliance.
  • Inspection of EPC Assessments and obtaining the necessary certification
  • Providing advice on the condition of the building, advice on required works including technical, financial, legal, environmental, sustainability, building regulations, planning and restoration matters.
  • Monitoring property and advising on the deterioration - providing advice on repair works
  • Managing works contracts and formal instructions including the approval of RAMS and works contracts.
  • Instruct property maintenance works in line with agreed budgets.
  • Contribute to repairs and maintenance budget.
  • Working with Team Members to ensure the built portfolio is compliant with current and emerging legislation.
  • Overseeing the instruction and completion of works across the portfolio (in addition to building repairs) - where identified by Team Members through regular inspections.
  • Identify threats and opportunities, prepare reports and present to Estates Operational Meetings.
  • Work with colleagues in the wider Land & Communities Team to ensure the strategic aspirations can be delivered.
  • Support the Director, Associate Director in Delivering Strategic Estate Plan
  • Advise on both acquisition and disposal opportunities from a building condition perspective.

You will ideally be MRICS qualified along with experience in assessing property, identifying and addressing risk, and a sound knowledge of current and emerging Legislation.

This is an ideal opportunity for someone looking to learn and gain experience in a client side development facilitating Land and Estates Team.
