Beach Baker is delighted to be working in partnership with Brechin Holdings -  a private multi-family owned property company with assets across the group totalling in excess of £120m.

This role is a unique and exciting opportunity to work in a trusted property company with a proud history, which understands the importance of creating lasting relationships with occupiers to generate long term success.

 

The Company

Brechin Holdings is part of a group of around 30 companies (including Padmanor Investments Limited which recently acquired the V-Shed in Bristol) which is principally owned by four high-net-worth families.

Spanning mainly across Greater London, the South East and South West of England, the portfolios include 25 main commercial assets with over 250 tenants. There is also around 400 residential leaseholders across c. 50 residential blocks, and 60 residential tenancies predominantly in additional properties as well as 5-600 lock up garages (across 15+ sites) and other investments such as land and a golf course/hotel/spa (currently on the market to sell but with retained development potential).

 

The opportunity

Reporting to the Managing Director you will be tasked with running all aspects of the in-house asset management function for the group.

You will be responsible for recruiting and managing individuals who can deliver excellent service, which will include wide ranging tasks from landlord and tenant, day to day company administration, managing external agents and consultants and regular Board reporting.

The successful candidate’s position is therefore broad and varied with a high degree of autonomy,-overseeing a large number of managing agents, lawyers, building surveyors, consultants, accountants and contractors etc.

Day to day duties include acting as the principal client with regards to refurbishment/building works, marketing and letting vacant space, assignments, litigation, sub lettings and business rates mitigation.

Progressing new leasing deals whether small or big is also a key area of the role, so having a good understand of progressing residential and commercial property transactions, and a track record in managing a busy pipeline of deals at various stages is important.

Overseeing asset revaluations, capital allowances and signing off building insurance renewals with brokers is also an important role, especially managing a program to improve energy performance and meeting sustainability goals across all assets within the estate through reinvestment, while maintaining positive net revenues over each financial year.

Currently virtually all the property management is outsourced to commercial, block and residential managing agents (including rent collection in all but a few cases), however it will be in the new post holders remit to make the decision on which agents and individuals to continue to use and how it is all managed, including recommendations to the Board on Asset acquisitions and disposals, in line with the strategic direction of the various companies.

 

The candidate

You are likely to have the following attributes:

  • Qualified RICS Chartered Surveyor
  • Highly organised with a track record in managing a varied portfolio with numerous ongoing transactions
  • Commercial asset management and landlord and tenant experience.
  • Ability to roll up your sleeves and immerse yourself in an interesting and rewarding opportunity.
  • A results based approach to drive company and portfolio success
  • Team leader with experience in managing in-house and external Teams to deliver target-led results
  • Competent IT skills required, including familiarity with Microsoft Office.
  • Applicants will need a full driving licence and a car for business use.
