A leading investment and property management company with a multin £bn UK portfolio. They now have an exciting opportunity for a Graduate Asset Manager to join their headquarters in Dudley.

The Job:

Due to this success, they are looking to appoint a Graduate Asset Manager to join their expanding Midlands operation. This person will play an integral role in their continued growth, whilst having the opportunity to work across a largely retail portfolio.

This job would suit an individual who is looking for clear career progression, with the backing of a successful leadership team and a strong company name behind them. A great opportunity for a Graduate Surveyor or Property / Asset manager with 1-5 years experience, looking for a huge amount of exposure, along with APC support and mentorship from a Senior Asset Manager.

You will take responsibility for:

-Asset Management of a mixed-use portfolio of properties.
-Undertaking Landlord & Tenant work including lease re-gearing, renewals & rent reviews.
-Management of void properties including marketing & negotiating new lease terms.
-Working with the in-house Facilities/Property Managers on Health & Safety, day-to-day property management, tenant liaison, estate repairs and maintenance.
-Managing capital works projects, refurbishments & dilapidations.
-Make strategic recommendations to develop and grow the value of the estate.
-Implement asset management initiatives.
-Reposition assets through tenant mix, refurbishment and redevelopment.
-Support wider team with detailed due diligence to assist with acquisition and disposal opportunities.
-Identify opportunities to acquire and dispose of investments.
-Implement cross departmental working when managing the portfolio of properties.
-Meeting with local stakeholders such as MPs, Local Authorities and Planners to build relationships, identify and achieve mutual goals.
-Support the delivery of the board property strategy.
-Building successful relationships with customers, internal stakeholders & external advisors.
-Working with the Property Management team to agree annual service charge budgets and implement reconciliations.
-Carry out reviews of all budget expenditure, monitor and address issues.

The ideal candidate must have:

To be considered for this position, the job holder will need Commercial Property experience or a professional property background in Property / Asset Management / Surveying. It’s important that you’re able to communicate effectively and have the motivation to look to continually add value. APC support is on offer for the right individual.
