Purpose of the role:

The Construction/Property Project Manager will take responsibility for managing a variety of Capital Projects on the ExCeL 100-acre estate with typical project costs of £1m to £20m.  Current and planned projects include:

  • Dock-edge development of 2 x 2,500 sqm separate event spaces (value £15m) due to complete by August 2024
  • 80 room extension to an existing hotel (value £17m) due to commence PCSA q3 2024
  • New apart-hotel (subject to planning) – value £18m
  • New Events space (subject to planning) – value £30m
  • New car park due to commence Summer 2024 – value £1m

 

Key Responsibilities:

As a Construction/Property Project Manager, you will play a key role in overseeing and managing various construction and property development projects. You will be responsible for ensuring the successful planning, execution, and completion of projects within specified timelines and budget constraints. This role requires a comprehensive understanding of construction processes, strong leadership skills, and effective communication to collaborate with diverse stakeholders.  

  1. Project Planning: Develop detailed project plans outlining tasks, timelines, and resource requirements.
  2. Budget Management: Monitor and control project budgets, ensuring adherence to financial constraints.
  3. Stakeholder Communication: Establish and maintain effective communication with project stakeholders, including clients, contractors, and internal teams.
  4. Risk Assessment: Identify potential risks and develop mitigation strategies to ensure project success.
  5. Quality Control: Implement and monitor quality control measures throughout the project lifecycle.
  6. Team Leadership: Lead project teams, providing guidance and support to ensure cohesive and efficient work.
  7. Regulatory Compliance: Ensure projects comply with all relevant regulations, codes, and standards.
  8. Contract Negotiation: Negotiate contracts with vendors, suppliers, and contractors to secure favourable terms.
  9. Progress Reporting: Regularly report project progress, milestones, and potential challenges to senior management.
  10. Problem Resolution: Address and resolve any issues or conflicts that may arise during the project.

 

Core Competencies:

1.  Brand Representation:

  • Effectively represent ExCeL London in all facets of the project's build phases.
  • Uphold the brand image and values during construction activities.

2. Strategic Collaboration:

  • Collaborate closely with the Procurement Manager to uphold rigorous procurement processes.
  • Ensure adherence to all internal Delegation of Authority protocols.

3. On-Site Oversight:

  • Be physically present on-site to oversee construction activities in collaboration with construction management teams.
  • Evaluate design specifications and project plans, providing approval or recommending necessary changes.

4. Quality Assurance:

  • Ensure that stringent quality standards are consistently maintained and achieved throughout the project lifecycle.
  • Approve changes in design, costs, program timelines, and quality, as needed.

5. Operational Coordination:

  • Oversee the operational activities of construction contractors, ensuring seamless integration with the 'business as usual' team on-site.
  • Coordinate with the Health and safety team to ensure that construction projects do not compromise health and safety standards for staff and visitors.

6. Disruption Management:

  • Take responsibility for on-site disruption planning and management, particularly concerning live events operations.
  • Implement strategies to minimize disruptions and maintain operational efficiency.

7.  Financial Management:

  • Work collaboratively with the CFO and external cost consultants to effectively manage and control project budgets.
  • Monitor financial aspects to ensure adherence to budgetary constraints.

Experience/ Qualifications:  

  • Chartered Surveyor (RICS) with a minimum of 5 years PQE
  • Experience of working ‘client side’ in a highly operational setting with multiple stakeholders
  • Experience of reporting to C-suite and project steering groups
